For this home I sold for $606,500 in San Jose, I was the seller’s agent to an awesome family that has lived in this home for the last 14 years. My good friends a few years back, lived 2 homes away from this home and I sold their home. They are friends from being neighbors and both having kids around the same ages. For this transaction in Saratoga sold for $1,350,000, I was the listing agent. The seller is just the most down to earth, coolest woman with a fabulous sense of humor … which was needed for this listing. She had me laughing often with some of the emails she sent to me. Her parents owned this home since she was a youngster and both passed so she inherited the home. There was a TON of stuff left behind from like 30+ years of accumulation. For this sale, I was the listing agent and my clients are a really cute, young, newly married couple who wanted to sell this townhome and buy a bigger home in another area. The husband is the original owner of this home and has kept it in very pristine condition over the years. The townhome sold for $585,000. Initially, the challenge for this home was that on Zillow…my arch enemy…the value was whacky because Zillow uses no logic, does not compensate for condition, location, comparable communities, etc, etc. It is just a data source that goes purely by square footage and radius (0 comments)

For this transaction that I sold in San Jose for $565,000 near Santana Row, I was the listing agent and it was a normal sale (as opposed to short sale or foreclosure) in which 2 brothers were selling their parent’s home. We received 3 offers on this home so there was some competition to get it and it went over the listed price, plus it sold in ‘as is’ conditions, closed quickly, and just great terms for the seller. This was a very smooth transaction with absolutely no hiccups and the 2 brothers were extremely fun to work with on this deal. They are just (0 comments)

There is a newer government-sponsored program called HAFA (Home Affordable Foreclosure Alternatives) that helps homeowners who are want to sell their home as a short sale. A short sale is a situation in which the homeowner owes more in liens and such than the value of the property. Basically, they are upside down on their mortgage and/or other liens on the property and/or cost of selling. HAFA was initiated by the U.S. Treasury Department under the Obama Administration. This home was just an adorable home in such a unique and cool location of downtown San Jose. It is in a cul de sac and backs to a creek, very peaceful! You would never know you were in downtown San Jose sitting in this home or in the back yard. This listing was very interesting in that we had so much activity it was just unbelievable throughout the entire time it was on the market. We had multiple offers within the first week. This home was a home that the seller lived in for a number of years and remodeled beautifully when she lived there. She then decided to move to Morgan Hill. She rented this home about 4 years and decided to sell. The tenants moved out fairly quickly and we got the home all spruced up and staged. The sellers wanted to price this home aggressively to ensure that there would be offers quickly and not have the home sit on the market so we listed the home for $665,000. The first open house we had about 75 showings and about 45 showings the second open (0 comments)
