I cannot tell you how many people are tired of hearing how "DEPRESSED" the market is...REALITY CHECK. Yes there are some area's of the country that are not recovering and are still losing values, but not every state and not every county can be considered "all-inclusive"...we're not on a vacation.
Here in South East Florida, we have enjoyed quite a nice increase in values of differing communities. Values have changed very little on the beach from Hillsboro to south Broward county east of Federal Highway.

Amazingly enough, we are back to a "multiple offer" situation and "full price offers" needed in Broward County Fort Lauderdale, Lauderdale By The Sea, and Pompano Beach - ocean front properties.
While it was not the case last year, it is now.
We have the following properties available:
Condominiums:
Water front: 4123 listings
Ocean front: 1337 listings
Direct ocean: 464 listings
Homes:
Water front: 2011 listings
Ocean front: 30 listings
Direct ocean: 19 listings.

There are so many different lending rules, listing rules for RE agents, loan types and so much confusion for John Q Public to read through and try to understand in this every changing market.
They, for the most part, if they are looking for a loan, if they have some cash on hand and are looking to try and purchase something are apparently getting a plethora of untrue information from agents.

UGH!   You crazy agents.
Getting listings is the same as meeting people, talking to friends, going out and talking to people.
My favorite places are time share resorts.  If these people love to spend mega bucks to hang out in a time share resort, time and time again...they can be converted.
Really, If they vacation and spend $10K or more for vacations...it would behoove them to buy a place and use it for a deduction.

Florida is moving, yes, it's moving!
Florida is moving in the correct direction. According to Broward County news, we have gone from 24 months of inventory a year ago to 16 months of inventory!  Great information to have.
Home sales in my area of Broward County are selling at for the most part 90% of the asking price.
Homes east of US 1 are holding their own.  There are ONLY 3 FORECLOSURES BEACH FRONT, in the Fort Lauderdale area, including Lauderdale-by-the-Sea up to the Sea Ranch area.
That is more good news.

Today was fantastic.  I was at the office working and waiting for a customer and the phone was ringing off the hook.
People were perusing the window and actually filling out the new customer profiles.  Some were volunteering that they had cash!
At one point in time, I HAD THREE CUSTOMERS THAT I WAS TALKING TO AT ONCE OUTSIDE OUR OFFICE!
AMAZING.

My customer's are looking to purchase up to 100 condo units (minimum of 5 units) in South Florida, east of I-95. The units were preferably built after 2005. They prefer 2/2's or 3/2's and prefer to buy in the Fort Lauderdale, Pompano Beach, Sunrise, in Broward County, Florida area.
Bank owned properties/Foreclosures preferred.
These can be closed quickly.
These are not foreign buyers.

According to the recent Realtor Edge issue, which is the official publication for the Realtor(R)'s of Greater Fort Lauderdale. (www.R-world.com), the situation is as follows:
1. Sincle family homes were up in February by 15%, condos/townhomes were also up by 15% and of all property types they were up a total (no-brainer) 15%.  Well that is good until you realize #2.
2. Last year there were 2949 single family homes sold versus 2450 sold this February.
3. Last year there were 3789 condos/townhomes sole versus 2894 sold this February.
4. The total of all the properties sold declined by 16%.

What is selling in South Florida are home's and condo's between $200 and $350 thousand dollars...
Some are new home buyer's, some are people just looking for winter homes.  Fortunately, the snow birds are here right now and there are active buyers. These people are friendly, looking for family or friends and are looking for a great deal.  There are plenty of fabulous deals right now...with situations...
I mean, I have shown many properties on the Intracoastal, inexpensive, need updating. I mean to say, they still have the shag carpeting from the early 1970's...with rake included...space...1600 sq. ft.

In this market...let me rephrase. This market isn't as bad as the media relays!
People will buy and people will sell. Some are selling out of desperation, some are selling for other reasons.
Buyers are buying out of necessity...relocation (jobs), etc. or "just because they can".
What do you tell the buyers and sellers...when they joke about the market and the doom and gloom?
I laugh and say, it is what it is, how do you feel?
Most of the astute people who understand the economy are laughing with me and saying...I'll buy now...why not...how much lower can it go. I mean with all the … (8 comments)
