Yes there are some area's of the country that are not recovering and are still losing values, but not every state and not every county can be considered "all-inclusive"...we're not on a vacation. No depressing results for SE, Florida, we're doing just fine and property values are up! Totally AMAZING! SE, Florida is down to close to 13,500 properties for sale in Broward County. The property values are up from 5-15%...amazing 15% increase in value in Tamarac...which is 12 miles west of the beach. Yes, I agree, the banks are holding back some of their inventory as some of my investors continue to beat me up with...if they are correct. Prayers again to our friends in Louisiana and Alabama. Katia that horrific hurricane is about to hit them again...New Orleans just cannot get a break! That being said the south just cannot get a break. Their levies that have been put into place just cannot handle the rains and flash floods. Even though they have put some new levies in place, they are still being breached. Let's all say a prayer for our friends in Louisiana and even to the Florida panhandle. How many properties can your customer digest in one afternoon? I often hear agents in the office say they are going out to show a customer 10-12 properties in one afternoon. Really? WOW! That's a lot for one person to digest in one afternoon, don't you think? Only one time did I show more than 5 properties at one time. When you listen to your customer, and you make mental notes...and they have trust in you...IT IS POWERFUL! Recently, I had the pleasure of working with some people from a different state. I don't know for sure if each state has a different definition of Client vs. Customer, HOWEVER. I love the word "Client" as well, it sounds so much more professional than calling someone a "Customer". HOWEVER! In FLORIDA, we have customers, we are for the most part "Transaction Brokers"...therefore we have a "Customer". Clients mean that you have a "FIDUCIARY" RELATIONSHIP with your buyer or seller. I was shocked. I mean it wasn't like they were looking for a rental, to buy, or anything of the sort. WOW, I lost 3 friends last year...These were friends from Gettysburg, PA where my son David Monsour is a REALTOR. It's amazing...life is so short. It seems like it was just last year when I helped "Bear" can his tomatoes. It seems like a few years ago, I was eating wings at "Herricanes" with Mike Abraham and his family... It seems like just a few years ago, I was sitting and talking to Tom Henninger. My three friends passed away this year. The situation in Japan is grave. The Nuclear Reactors at the Fukushima Dai-Ichi Nuclear Power Plant are now totally compromised. They have pulled the 60 or so workers from the power plant. Why? Because the radiation levels at the power plant are at a level where no one is safe. I believe those that were working there are already at health risk levels.
