home staging: Insanity = Keeping Same Listing Photos AFTER Staging - 12/27/13 09:51 AM
I'm actually going to turn down a staging job if the client chooses NOT to have their home for sale professionally re-photographed.
I firmly believe that there is NO point in paying for staging if the end result isn't going to represent the product correctly or result in more buyer interest.  
Keeping the same listing photos on a currently listed home (that has had no offers or major interest) AFTER staging makes no sense to me.
It's the old saying of; "why expect a different result when doing the same old thing?" I value my brand and my client's results too much.

home staging: Plano Home Staging Follow Up - Richardson, TX home on market 5 months, no offers prior to staging, under contract 21 days after staging at 98% of original list price - 03/15/10 12:36 PM
This is a follow up to a blog I posted last month on a home in Richardson,TX that had been on the market for 5 months with no offers. 
Home Star Staging was contracted to stage the vacant property as well as recommend minor updating. All work was complete on February 15th, 2010.

I'm a big fan of the new HGTV Show Income Property.  Host Scott McGillivray takes a rental property from un-leasable to the most sought after on the block all in a span of the 1/2 hour show.  Much work is put into these properties and the icing on cake is the reveal in the end where Scott and his team use Staging as the final marketing tool to showcase their mini masterpieces. Recent posts on the 2009 Home Gain Study have made me wonder where the averages of these home improvement costs are coming from and if this is helping the home staging industry reflect the true investment and value of the service we provide.

This question was recently asked of me by a prospective client who requested "key room staging" with furniture. These were the areas requested:
Living room Dining room Master bedroom For what was needed in the price point of home in question and from my company's perspective the answer was No.
Let me explain why.
My company does not carry large furniture pieces as part of our accessory prop inventory.

I received a heartfelt note from a potential home staging client and part of it included the fact that a Realtor they had been previously working with wanted to "test the market" and list their home without doing the necessary updates and fixes the house had obviously needed before listing.

You've priced it right, it's in a good location and you feel it shows well.
