Hurricane season is upon us and anyone buying a home on The Jersey Shore has questions about flood insurance. Many conditions can result in a flood: hurricanes , over-topped levees, outdated or clogged drainage systems and rapid accumulation of rainfall. As a reminder: On May 30, 2014, FEMA announced the Flood Premiums and Rate Tables for 2015. Each Oct., FEMA issues the following year’s rate tables. releasing the rate tables at this time provide insurance companies sufficient lead time to update their rate quote software. If you are thinking about buying a home in an "A" or "V" flood zone that has not be raised, you need to carefully consider your options; the necessity, or not, of flood insurance or whether or not you will need to "raise" the home. A home in the FEMA advisory base flood elevation map "A" zones can generally use the existing foundation. Those in FEMA's "V" zones have to go higher and have to have a "tougher" foundation. Governor Chris Christy has indicated that FEMA may be changing their plans which would aggressively expand flood maps for New Jersey. At a town hall meeting on The Jersey Shore, Christy predicted that FEMA will scale back new flood maps that were issued shortly after Hurricane Sandy. The temporary maps, which were supposedly going to be made permanent this summer, would have placed as many as 10,000 additional homes in Ocean County into high-risk flood zones.
