now is the time to buy: What is Your Motivation? To Buy or Not to Buy. - 10/24/11 07:11 PM
What is Your Motivation?  To Buy or Not to Buy.
In my last post I spoke a little bit about if prices decline and if interest rates go up.Your buying power changes.  But what if interest rates stay the same and prices decline?  Well, you are going to have to think about what your motivation is for purchasing.
During the boom people were buying homes left and right, planning to live in them for two years and then selling them to move on to the next house.  Somehow we got into this assumption that homeownership wasn't a long term thing and … (14 comments)

now is the time to buy: Are you sick of hearing "Now's The Time to Buy!!" & "Interest Rates Are At An All Time Low!!"? - 10/24/11 04:24 PM
Why do agents and mortgage brokers keep babbling about interest rates being at an all time low?  Why does this matter?  After all, maybe we haven't hit bottom yet right? What if my house depreciates after I buy it? I want to time it RIGHT and only buy a great deal and buy it at the bottom of the market.
I hear you.  We all do.  I promise, nobody wants to over pay for their home or see their value diminish in their home.  However, your buying power is directly related to interest rates and if you are concerned about monthly … (7 comments)

now is the time to buy: My Title Isn't Real Estate Salesperson it is Real Estate Broker - 10/24/11 10:34 AM
I have never considered myself to be a "salesperson."   I believe that one of my biggest virtues in real estate sales is honesty.  Over the course of the last few years I have told numerous buyers that their home may lose value, that I don't know if we have hit bottom yet and that it might not be "the best time to buy."
In my opinion the best way to "sell" a home is to help people make their own decisions.  The posts that I have written for this most recent Active Rain contest are basically the information that I … (9 comments)

now is the time to buy: In Boise, Meridian & Nampa, Idaho it is a "Nobody's Market" - 10/24/11 08:42 AM
In Boise, Meridian & Nampa, Idaho it is a "Nobody's Market"

It's funny - I saw a news report a few weeks ago on our local television advertising it being a "Buyers' Market" here in the Treasure Valley.  I thought that was funny, as about 75% of the offers I submitted this year proceeded into multiple counter offer and "highest and best" situations. That shouldn't happen in a "buyer's market."  I have also had a number of offers that were put in for less than asking price and the sellers were sticklers and wanted full price.  That also isn't typical … (0 comments)

now is the time to buy: It's All About Listening And Talking Things Through - 10/23/11 04:52 PM
I know that a lot of agents put limits on how many homes they will show a buyer in a day or at all.  I, however, don't put a limit.  What I do is listen.  I walk around with all of my buyers and listen to what they are saying about the home as they walk through it.  I ask them questions based on the knowledge that I already have of what they want.  I then ask them to compare home to home (typically comparing the home we are currently in to one or all of their "top choices") and by … (7 comments)

now is the time to buy: I don't know why anybody who can qualify for a mortgage would rent right now. - 10/22/11 09:44 AM

I don't know why anybody who can qualify for a mortgage would rent right now.

Well, okay, that's not ENTIRELY true:
I understand if someone can't because their credit is less than perfect, and let's face it - getting a loan HAS gotten more difficult.
I also understand if people are unsure what the future holds and may or may want to move in a few years.
And, I understand people that are gun shy because of the state of the economy and they aren't sure if their job will still be around in a few years.
