I know this may sound strange, but I give all my buyers (out of area buyers, which are most) a brand new phone book. My clients are always thrilled. Why do I give them a phone book? Well, almost every number they'll possibly need, or ask me for, is right there in the yellow pages--maybe White pages, too-- and now at their finger tips. I realize people find just about all numbers, now-a-days, on the Internet. But between moving and being moved in, folks may not have Internet access.
