buyers: Kauai Property Tax, 2016 rates are still low for residents - 08/07/16 10:36 AM
Kauai property values are higher than the national average. But resident home ownwers here enjoy the lowest property tax in the USA.
That makes housing much more affordable that the sticker price implies for people moving from higher tax states like California and much of the USA.

"I've NEVER heard a buyer or seller say their agent contacted them TOO MUCH!" 
This contest caught my attention because, contrary to the quote that inspired it, I have heard several people complain that their agent pesters them too much with weekly or more frequent check-ins that have little value to them. Maybe that is more prevalent in my market because our average DOM can often be 180 days. It isn’t unusual to go a couple of weeks without any activity. Hearing or reading the same “no activity” report does get boring.

Agents are not only wasting their time, they are not serving their buyer-clients if they don't have the financial talk before doing any showings.
Ideally every serious buyer should meet with a local mortgage broker and complete the pre-approval process before they start touring homes. Why? There are several good reasons.
Chief among them is that pre-approval for a loan empowers the buyers. They will have a realistic picture of what they can and cannot afford to buy, and they are positioned to make an offer that is considered stronger because of this proof that they are qualified.

What's up with interest rates? According to Federal Reserve Chairman Janet Yellen, NOTHING! At least not any time soon, and that's good news for both buyers and sellers in our still-recovering housing market.

The price of single family residences and condominiums on Kauai both went up in January 2015 compared to the same month in 2014. However the sales volume for those groups was mixed, with the volume up sharply for homes and but down moderately for condominiums.
In January 2015 Kauai’s median price for single family residences rose at a moderate rate, climbing 3% to $497,000 compared to $483,750 in January 2014.
The median price for condominiums on Kauai rose steeply, climbing 39% in January 2015 to $430,000 compared to $310,000 in January 2014.
