home staging tips: Hardwood Floors ADD Value ~~ Let Them HELP Sell Your Home! - 09/16/11 12:08 PM
Hardwood Floors ADD Value ~~ Let Them HELP Sell Your Home!

Hardwood floors can add VALUE to your home when it comes time to sell!
In the San Francisco Bay Area many homes built 40-60 years ago have hardwood floors that have been covered for years under carpet.  When our home staging company consults with homeowners getting ready to market their homes one of the questions we ask is "Are there hardwood floors under the carpet?".....particularly if the carpet is old, dated, stained and/or in need of replacement.
While at one time it was the "fashion" to cover and protect … (16 comments)

home staging tips: Wallpaper DATES a Home - Paint Will UPDATE a Home~~~Danville Home Stager - 05/30/11 03:26 PM
HOME STAGING - Wallpaper Dates a Home & Paint Will Update a Home!!!

As I preview homes in the Greater Bay Area I see lots of wallpaper.  My best advice to sellers is to remove the wallpaper and paint prior to going on the market.
Why.....wallpaper is seen by most potential buyers as a "major project" one they would like to avoid.  Buyer's are looking for move in ready!  And wallpaper, like art, is very taste specific.  Some may like it....most will not!
Taking down the paper and painting with a Neutral....not white....palette will give an instant UPDATE and have … (15 comments)

home staging tips: Removing 80's Oak....One House at a Time!! - 03/15/10 11:55 AM
Was there ever a time I liked Oak....maybe but that was YEARS ago.  Nothing dates a home like 1980's Oak...and it is so easy to update!!
I recently had the opportunity to work directly with the seller of a $2.3million home that had more than it's share of 80's Oak.  She had been on the market for several months with the feedback "the home is dated"....and that feedback was accurate.  Once we met, came up with a plan, did some shopping and had the painters signed up....it's not "dated" anymore!

At the National Association of Realtors Expo in San Diego, Showhomes, a nationaly franchised home staging company, did a survey of Realtors and found that:
-96% believed buyers react better to fully-stage homes than vacant ones-94% believed vacant homes take longer to sell than fully-stage homes-94% believed vacant homes sell for less money than … (4 comments)

New Agent asked me to work some magic with this room....HELP!
Here are the results!
