October 2016 Camarillo Condo Market Update
We see in October 2016 that less Camarillo Condos sold, two less to be exact, nothing alarming with this.
We also see that the median Camarillo Condo price increased and the average price rose as well.
The predominant housing in Camarillo is Single Family Homes, so it is not surprising that the inventory of Camarillo Condos is low.
There is just barely a month of inventory available for Camarillo Condos. What that means is, if no other Camarillo Condos come on the market the current inventory will be sold within one month.

This is the October 2016 Ventura Condos Market Update  
Ventura Condo sales this October, 2016 dropped by three from what was sold last October. But we do see that the median price sales price for Ventura Condos rose 5.10% from October, 2015.
 
Please note in this Real Estate Market Report, I use the terms condos and townhomes interchangeably. Here locally, the most common term used is condo.
 
It just would not be a Ventura Condo Report if I did not talk about the inventory of Ventura Condos. There are just 37 condos for sale in Ventura. That is a very small amount of … (0 comments)

84.76% of the Under Contract Listings are distressed properties
70% of the Sold Listings are distressed properties.
Days on Market for Active Listings is 129.
Days on Market for Listings under Contract is 161.

Camarillo Real Estate Resale Market Statistics Camarillo has the least amount of distressed properties in comparison to the other surrounding communities.  The inventory levels and demand from buyers are helping keep the prices stable at least in the lower price range.

Ventura City Real Estate Resale Statistics The inventory of condos in Ventura is very low making it more of a seller's market than of a buyers market.  Multiple offers are common for well priced properties and buyers should be advised to make their highest and best offer especially when considering the lower end priced property.
