The death of open houses - greatly exaggerated I know I'm probably the exception, but I love doing open houses. I find they are great lead generators, and sometimes you even sell the house you are holding open. I just did one yesterday in Colorado Springs and had great traffic; all from signs. I held it open with a fellow co-worker, Patricia Beck, and thanks to her assistance with placing the signage we had great exposure. I love my first time home buyers I currently have 3 different buyers I'm working with, which are all first-time home buyers. I feel a big responsibility to them, as I want to make sure I help educate them as part of the process. I put together a binder full of material for them; and my clients love them. The binder include copies of our standard real estate forms for Colorado, a Buyers Guide and my guide of "137 things every home-buyer should know, city and county statistics, and copy of the NAR Code of Ethics. I recently took some accreditation classes in another state. Besides getting my ABR certification, it was eye-opening for me to understand how much the laws vary from state to state. A portion of my business is from interent leads and from people moving into the state from other parts of the country. Because of what I learned in some of the classes I took, I think I can now communicate better with my clients moving here. Hopefully this knowledge will be helpful to other Realtors in the State.
