FHA just made another change that will help realtors, purchasers, investors and also help reduce the housing inventory. Until now, (new program starts 2/1/2010) if you bought a property to fix up and sell, FHA would not allow you to write a purchase offer on that property unless you had owned that property for 90 days. Since FHA is a great loan option and is used by many 1st time homebuyers if the property was renovated in 30 days and listed you could not write that FHA offer until 60 more days. foreclosure: Does anybody know of a "BPO Mill" for short sales??? HELP!

For the last FIVE short sales I had an agent that has done EVERYONE of my BPOs. That made me say hmmmm..... Then ALL five were DENIED. So, when the first one went to sale and I lost it I called the bank. Let me give you an example. I have the house listed at $110,000. First offer $95,000 REJECTED. Second offer $103,000. It would make sense that the BPO would come in around $110,000. I have comps to prove it. The bank would accept roughly 90% at worst.... I called the agent yesterday. However, foreclosures are still up 99 percent compared to September a year ago.There were 223,538 foreclosures in September - or one in every 557 households. California, Florida, and Nevada led the nation, according to RealtyTrac, an online market for foreclosure properties. Other states with foreclosure rates ranking among the nation's 10 highest were Michigan, Arizona, Georgia, Ohio, Colorado, Texas, and Indiana.In 39 states, foreclosures fell in September.
