I read a column in Kauai's "The Garden Island" in early November where journalist, Coco Zickos, expressed a “cascade of negativity” that was washing over her. I feel fairly confident in saying that, most likely, many of us have had this same cascade approach us over the last 2 years. And, as Ms. Zickos, we too may have thought “I live in one of the most beautiful places in the world – if not the most beautiful – yet I still dwelled upon all the things I wish I could change.”

Kaua`i single-family home sales increased between October 2008 and October 2009 as well as between Sept. 2009 and Oct. 2009.
Yes, it's GOOD NEWS! According to statistics from the MLS (Multiple Listing Service), the number of sales of single-family homes - island wide - went from 23 in Oct. 2008 to 32 in Oct. 2009. This resulted in a 39.13% increase when comparing '08 and '09 results. Six sales took place in the Hanalei district, 11 in Kawaihau, 10 in Koloa, 3 in Lihue and 2 in the Waimea district. In his online commentary, Lawrence Yun, Chief Economist for the National Association of REALTORS® (NAR), wrote: "The latest residential housing market figures do indeed give me some hope. Existing-home sales rose 2.4 percent in May. May’s increase follows a rise in resales in April as well. That’s the first back-to- back monthly increase in existing-home sales since September of 2005."

kauai real estate: Kauai Foreclosure Filings Lower than Other Hawaiian Islands - 06/22/09 06:29 PM
The national real estate research firm RealtyTrac reported that there were 816 foreclosures filings in the state of Hawaii in May 2009.
Of the four counties they tracked, Kauai had the lowest number of foreclosure filings at 78. Honolulu had the most foreclosure filings at 399; Maui at 171; and the Big Island at 168.
RealtyTrac also reported a total of 49 foreclosure sales throughout the state for the month of May (286 year-to-date). And, they listed the top 5 foreclosure states as California, Florida, Nevada, Arizona and Michigan (in no particular order). Source: http://www.realtytrac.com/states/Hawaii.html

Between March 31 and April 7, according to Hawaii Information Services, 16 properties closed escrow on Kauai. And, escrow was opened on 24 properties that received accepted offers. For the week before, March 23 and March 30th Hawaii Information Services reported 17 properties closed escrow on Kauai and 11 properties received accepted offers and opened escrow.
While I can’t predict the future (many prospective buyers and sellers wish I could), I’d like to think that this spike in activity on the Garden Island may be an optimistic sign. Interest rates are still at historic lows and there is plenty of inventory … (0 comments)

When talking about Kauai real estate, it’s important to keep in mind that the island of Kauai is divided into 5 districts. Many people are drawn to Hanalei and why not? Great views, beautiful ocean, great surf, wonderful people, and more.
However, when talking about Hanalei, keep in mind that the Hanalei “district” is one of those 5 districts and it covers the area from Kilauea to Haena. So, when you’re looking at property and it says “Hanalei district” that doesn't necessarily mean the home (condo or land) is in the “town” of Hanalei.

The weather on the north shore of Kauai has been stellar lately. Those who love to kayak the Na Pali Coast still had the opportunity to do so last weekend before a swell moved in on Sunday afternoon. Then, just across the street from me, at what we call "Ike's beach" (for my famous golden retriever), near the Y camp (Camp Naue), neighbors - young and old alike - were out having a blast on their boogie boards, paddle boards and surf boards.

On April 1, 2008 the County of Kauai Planning Department issued a press release (you may find it online at kauai.gov) that explained the following regarding transient vacation rentals (TVRs) on Kauai . . .
"A bill recently passed by the County Council requires owners of single- family transient vacation rentals to register their TVRs or apply for a Non-Conforming Use Certificate.
