Over the past 30+ years, Kahala has been the spot for luxury real estate on Oahu. Much attention has been grabbed by the trophy oceanfront estate that have sold anywhere from $10-30 million. Although not many ocean sales have taken place over the last few years, sales have been moving briskly in Kahala for the first half of this year.

Year to date, there have been 20 home sales in Kahala with an average sales price of $2,166,574. Those sales ranged between $1,100,000 for a fixer upper on Kealaolu Ave. to $4,800,000 for a double lot sale on Aukai Ave. … (0 comments)

Hoakalei is a new community built by Haseko in Ewa Beach. In this master-planned community, there were (and still are) lofty ambitions. There was originally going to be a man-made marina, similar to either Hawaii Kai or Ko Olina. However, last year, it was announced the water feature will now be a lagoon, similar to Magic Island in Honolulu, which could be used for recreational use.

homes: Diamond Head Inventory Down Roughly 30% - 06/12/12 03:15 AM
I've been tracking the Diamond Head single family home market extensively over the past 7 years. We've typically been averaging 30-33 homes on the market. Today, there are only 23 active listings.  There were some points during those years when there were no listings under $2 million. Today, there are 3.

Right now, there is only home in escrow. Over the past 6 months, there have been 9 sales with an average sales price of $2,570,082. The highest sale was a $5 million home on Papu Circle. Of the homes that sold, they fetched 95% of asking price and took … (2 comments)

homes: March, 2008 Condos Prices Up & Homes Down - 04/04/08 09:03 PM
The latest stats are out from the Honolulu Board of Realtors for March, summarized as follows:
There were 282 Single Family Homes sales in March of 2008 vs. 330 in 2007 for a 14.5% decline in number of sales.  The median sales price last month for a Home was $628,000 vs. $643,500 in 2007 for a 2.4% decline.
There were 392 Condo sales in March of 2008 vs. 541 in 2007 for a 27.5% declilne in number of sales.  The median sales price for a condo was $329,000 vs. $321,000 in 2007, which was a 2.6% increase.
