A little over a year ago, the Honolulu Board of Realtors started releasing their monthly stats in 2 parts. The first was the overall market reports and the second was the local market updates. The later wasn’t released until the 2nd half of the month, which is why my articles were hitting so late. I’ve decided to break them out in 2 parts as well going forward. October statistics provided to be another strong month for Sellers on Oahu. The median home price was up 7.9% to $625,000 and the median condo price was up 6.6%. What’s even more impressive is the sales volume with home sales up 26.5% and condo sales up 32.4% from last year!

Over the past 30+ years, Kahala has been the spot for luxury real estate on Oahu. Much attention has been grabbed by the trophy oceanfront estate that have sold anywhere from $10-30 million. Although not many ocean sales have taken place over the last few years, sales have been moving briskly in Kahala for the first half of this year.

Waialae Nui Ridge is directly inland from one of Honolulu's most luxurious neighborhoods of Kahala. What is nice about homes on Waialae Nui Ridge is that they are a fraction of the price of those in Kahala. Most of them also have ocean views.

kahala: Lower Inventory on Oahu Led to Higher Home Prices in March - 04/24/12 02:34 AM
Months of remaining inventory in March was the lowest we’ve seen in years. Homes are now at 4 months and condos at 4.5 months. According to the National Association of Realtors, anything less than 6 months is considered a “seller’s market.” Believe it or not, we’ve been in a seller’s market now since September of last year.
The median sales price for a single family home on Oahu jumped 13.9% from last year to $625,000, which was also the same price we had in February. Other trends pointing towards a seller’s market are a 10.8% drop in the numbers of sales as … (2 comments)

kahala: Oahu Home Sales Down, While Median Price Up to $605,000 - 08/19/10 09:25 PM
The same ‘ole story has finally changed. After almost of year of writing articles on how our sales volume is increasing on Oahu, July was the first month where we didn't outpace the previous year's overall numbers. Single family home resales just barely outpaced July of 2009 by two sales, while condo sales were down from 343 to 320.

In addition to the volume working its way up, so were the prices until June when they went flat. Prices for single family homes however rebounded with a median sales price of $605,000. Condo prices were down from June and 2.7% off last year's prices.
