A little over a year ago, the Honolulu Board of Realtors started releasing their monthly stats in 2 parts. The first was the overall market reports and the second was the local market updates. The later wasn’t released until the 2nd half of the month, which is why my articles were hitting so late. I’ve decided to break them out in 2 parts as well going forward. A few weeks back I wrote about thestrength of the condo market here in March.

kaneohe: Oahu Median Sales Price up 8.6% - 02/14/12 05:44 AM
Oahu’s median sales price for homes jumped 8.6% in January to $618,900, which is the highest we’ve seen since September of 2010. Meanwhile, sales volume was down 12.1% from last year and its lowest since February of 2010, indicating signs of less inventory = higher prices.
Oahu Condo Statistics On the condo front, the median price was also up 4.8% to $305,000 and sales volume was up just slightly at 1.9%. After 4 months of pending sales dropping in volume, they picked up significantly in January as I think both Realtors and Buyers are coming through on their New Year’s resolutions.

Although sales of single family homes on Oahu in July were down 7% from 2010, Realtors on Oahu closed as many transactions as June with 251 sales. Prices were also down 2.2% from last year. On a brighter note, they took a tick up from June’s median price of $575,000. It also took homes that sell* an average of 34 days on market.
*Homes that don’t sell aren’t factored into the 34 days on market stats. There are many homes that do not sell and are either withdrawn from the market and/or re-listed at a later date. If you attempted to … (0 comments)

kaneohe: Oahu Home Sales Down, While Median Price Up to $605,000 - 08/19/10 09:25 PM
The same ‘ole story has finally changed. After almost of year of writing articles on how our sales volume is increasing on Oahu, July was the first month where we didn't outpace the previous year's overall numbers. Single family home resales just barely outpaced July of 2009 by two sales, while condo sales were down from 343 to 320.

In addition to the volume working its way up, so were the prices until June when they went flat. Prices for single family homes however rebounded with a median sales price of $605,000. Condo prices were down from June and 2.7% off last year's prices.


kaneohe: Rarely Available 1 Bedroom Unit at Puu Iki - 07/10/08 02:56 PM
I just got a new listing in Puu Alii in Kaneohe.  It's a cute little complex called Puu Iki adjacent to Puu Alii and Lilipuna.  Unlike the Lilipuna, there is ample guest parking.  What I'm excited about this listing is that it is a 1 bedroom, which seldom becomes available.  The parking stall is right in front of the unit, #1 which is not only great but hard to forget :) The seller recently installed laminate flooring, tile and completely painted the place.  It's also within walking distance to shops, restaurants & Windward Mall.  The last Kaneohe 1 bedroom at Haiku Point just closed … (4 comments)
