A little over a year ago, the Honolulu Board of Realtors started releasing their monthly stats in 2 parts. The first was the overall market reports and the second was the local market updates. The later wasn’t released until the 2nd half of the month, which is why my articles were hitting so late. I’ve decided to break them out in 2 parts as well going forward. oahu: Oahu Condo Sales were Strong in March - 04/26/13 05:32 PM
Following the momentum of February’s strong condo sales, March was another strong month. Sales were up an incredible 73.1% and the median sales price up 11.2% to $346,700. I actually had to do a double check when I saw that sales were up that much.
Looking closer at the data, it appears the reason for the huge increase was Holomua (a new construction project) closed out last month. When you take out the Holomua closings and only consider resales, our sales were still up 21.6% and the median price would have been up 9.1% to $340,000, which are still strong gains when comparing to March … (0 comments)

October statistics provided to be another strong month for Sellers on Oahu. The median home price was up 7.9% to $625,000 and the median condo price was up 6.6%. What’s even more impressive is the sales volume with home sales up 26.5% and condo sales up 32.4% from last year!

oahu: July's Home and Condo Prices were Cranking on Oahu - 08/22/12 11:35 AM
Single family home sales were up 5.6%  and prices were up 7.4% as the median sales price is now $635,000 on Oahu. In addition, homes that sold got 98.4% of asking price, which is the highest we’ve seen in years.
Well priced homes have been moving briskly as the median days on market to sale is now down to just 25 days. There was also less homes coming on market, with just 364. That is down over 15% or 431 new listings in June.

Over the past 30+ years, Kahala has been the spot for luxury real estate on Oahu. Much attention has been grabbed by the trophy oceanfront estate that have sold anywhere from $10-30 million. Although not many ocean sales have taken place over the last few years, sales have been moving briskly in Kahala for the first half of this year.

oahu: Diamond Head Inventory Down Roughly 30% - 06/12/12 03:15 AM
I've been tracking the Diamond Head single family home market extensively over the past 7 years. We've typically been averaging 30-33 homes on the market. Today, there are only 23 active listings.  There were some points during those years when there were no listings under $2 million. Today, there are 3.

Right now, there is only home in escrow. Over the past 6 months, there have been 9 sales with an average sales price of $2,570,082. The highest sale was a $5 million home on Papu Circle. Of the homes that sold, they fetched 95% of asking price and took … (2 comments)

oahu: Oahu Median Sales Price up 8.6% - 02/14/12 05:44 AM
Oahu’s median sales price for homes jumped 8.6% in January to $618,900, which is the highest we’ve seen since September of 2010. Meanwhile, sales volume was down 12.1% from last year and its lowest since February of 2010, indicating signs of less inventory = higher prices.
Oahu Condo Statistics On the condo front, the median price was also up 4.8% to $305,000 and sales volume was up just slightly at 1.9%. After 4 months of pending sales dropping in volume, they picked up significantly in January as I think both Realtors and Buyers are coming through on their New Year’s resolutions.

Oahu's population grew from 876,156 to 953,207 residents according to the latest census.

Ewa Beach's neighborhood of Ewa Genty had the largest population boom on Oahu
According to a recent Star Advertiser article, Hawaii's population is up to 1.4 million. The neighbor islands had larger percentage increases with Kauai up 14.8%, Maui up 20.9%, and the Big Island up a whopping 24.5% since the last census of 2000.
The Ewa Gentry area of Ewa Beach had the largest growth increase at 359.4%! This is a perfect example of why our prices in Hawaii are higher than the national average. There are more … (1 comments)
