Oahu Home Sales and Prices February was a strong month for the single family home market on Oahu. Prices were up 9.6% to $625,000, while sales were up 19% to 217 island wide.
Sales of homes (that sold) moved briskly with an average of just 34 days on market! Keep in mind, there are many, many homes that have not sold. Those that are withdrawn and expired aren’t factored in to these stats. It does go to show that we have a healthy market here. Homes that are priced well aren’t on the market much more than a month.

Resales of single family homes and condos on Oahu continued April's downward trend of fewer transactions in the marketplace.
The bad news first:
Single family home sales were down 15.3% and condo sales were down 10.3% in May. Median prices also stumbled from last year with home prices down 0.8% to $595,000 and condos down 4.9% to $290,000.
Now, the good news:

Dr. Beach came out with his annual Top 10 Beach List and Oahu was the only Hawaiian island to make the list at the #3 and #9 spots.

Duke Kahanamoku Beach took the #3 spot
Duke Kahanamoku Beach fronts the Hilton Hawaiian Village in Waikiki. The boundaries are the pier on the east side and the Ala Wai Boat Harbor on the west.

For 2010 and 2011, Canada has taken over for Japan as the #1 foreign country investing in residential real estate in Hawaii.

I had the opportunity to hear Dr. Michael Sklarz of Collateral Analytics speak today at the Hawaii Convention Center about foreign real estate investment. He had some interesting data that he was able to compile with the help of Title Guaranty.

Prior to the current recession, Honolulu at one point had the lowest unemployment rates in the nation.

Back then, we were hovering in the 2% rate of workers being unemployed. Although 5.2% is much higher, we are also significantly lower than the national average.
According to the latest numbers from the U.S. Bureau of Labor Statistics, Honolulu's unemployment rate is now the 8th lowest in the nation. Lincoln, Nebraska had the lowest rate at 4.2% followed by Bismarck, North Dakota and Ames, Iowa. That's great for those cities, however, I'm not quite sure if I'd want to live there...

I've noticed, more and more, you see Realtors advertising themselves instead of the homes their clients hire them to sell. The Star Advertiser in Honolulu is out of control. If I were a consumer looking through the Sunday paper here for a property to buy, it's very difficult to tell what is what. There are many more photos of Realtors than there are properties for sale. The Oahu real estate market started the year off with a jump in sales and a dip in prices.

In January, there were 199 single family home sales on Oahu, which was up 11.2% from last year. Condo sales were also up 9.5%. Volume increases are typically signs of a healthy market and can often be a precursor to price increases. However, this month we saw a dip in the median sales prices. Single family homes were down 4.2% to $570,000 and condos were down 2.7% to $291,000.

Haven't you heard the term before that says, "cash is King?"

I've often bought into that theory and do have to agree there's nothing like doing a cash transaction with a quick closing. We all know that financing these days is not what it used to be. Banks are more stringent on their underwriting. It's also hard to get comps in slower markets.

The Honolulu Board of Realtors recently released their stats for December and year end for 2010. Both sets of data ended on an upswing.

Oahu Single Family Home Sales in December:
There were 306 sales, which was up 12.5% from December of 2009 The median sales price was $587,000, which was up 5.8% from December of 2009   Oahu Condo Sales in December:

Here's a photo I shot as the leaders passed by Diamond Head on their way towards the finish. As you can see, it was still pitch black with the sun rising in the distance... February of 2009 continued right where January left off.  We had 129 single family homes and 160 homes close last month.  Our year to date volume is down 53% from last year.  In order to find similar numbers, we have to go back to around 1995-1996 which many can argue was the bottom of the previous down market.  Our median sales price was $555,000 for single family homes and $297,000 for condos.  The last time we had these prices were early 2005 for homes and mid 2006 for condos.  Our days on market for homes are 69 and 70 for condos, … (0 comments)
