A little over a year ago, the Honolulu Board of Realtors started releasing their monthly stats in 2 parts. The first was the overall market reports and the second was the local market updates. The later wasn’t released until the 2nd half of the month, which is why my articles were hitting so late. I’ve decided to break them out in 2 parts as well going forward. A few weeks back I wrote about the strength of the condo market here in March.

salt lake: Lower Inventory on Oahu Led to Higher Home Prices in March - 04/24/12 02:34 AM
Months of remaining inventory in March was the lowest we’ve seen in years. Homes are now at 4 months and condos at 4.5 months. According to the National Association of Realtors, anything less than 6 months is considered a “seller’s market.” Believe it or not, we’ve been in a seller’s market now since September of last year.
The median sales price for a single family home on Oahu jumped 13.9% from last year to $625,000, which was also the same price we had in February. Other trends pointing towards a seller’s market are a 10.8% drop in the numbers of sales as well … (2 comments)

salt lake: July Homes Sales and Prices Down on Oahu - 08/12/11 12:21 PM
Although sales of single family homes on Oahu in July were down 7% from 2010, Realtors on Oahu closed as many transactions as June with 251 sales. Prices were also down 2.2% from last year. On a brighter note, they took a tick up from June’s median price of $575,000. It also took homes that sell* an average of 34 days on market.
*Homes that don’t sell aren’t factored into the 34 days on market stats. There are many homes that do not sell and are either withdrawn from the market and/or re-listed at a later date. If you attempted to sell … (0 comments)

salt lake: April Honolulu Housing Stats - 05/10/11 09:03 PM
In April, we experienced one of the largest dips in home sales on Oahu in awhile.
This Honolulu home (MLS# 1014958) is priced at April's median price of $585,000
Existing home sales were down 19.6% from the previous year. Condo sales were also down 6.7%. On a brighter note, prices were stable as the median sales price on Oahu was up 3.5% for homes to $585,000 and down just 0.7% to $305,000 for condos.
Although the dip in home sales may be alarming, April is typically a slower month as people are preparing their taxes. This was also the first bump up in prices this … (0 comments)

salt lake: More Oahu Homes Selling in Less Time in June - 07/25/10 02:22 PM
The first half of 2010 on Oahu has been a "healthy" market to say the least.
Last month I wrote about how more homes were selling faster at higher prices in May of 2010. June continued the trend of increased volume and less days on market, however prices were somewhat flat.
 
Sales Volume was up 8.4% for Homes and 38% for Condos!
 
Homes that Sold on Oahu averaged only 32 Days on Market, while Condos averaged 31 Days. This is phenomenal when you compare to the rest of the United States!
