maui: Choosing an Island? Big Island vs. Maui - 12/30/08 03:08 PM
Recently an old boss of mine contacted me and asked the following questions:
Can I ask you some questions about your thought process and decisions in HI? I’m thinking in the back of my mind about having a place in HI. My choices would be between Maui and the Big Island. Why did you pick Maui? What are your thoughts about Maui vs. the Big Island? Are there more tourists going to Maui? How do the prices of real estate compare between the two? Job opportunities?
First, whenever I talk to my family, I am reminded that many people don't know … (0 comments)

maui: Option in Paradise: Timeshare, Fractional, Fee Simple or Leasehold - 12/07/08 01:11 PM
In this third segment, we'll look at some concepts that are more unique to Hawaii than most other places in the country.
Timeshares With timeshares, you own 1-6 weeks per year in a particular unit, and have a right to use the property for that period of time. Many condominiums have a handful of timeshare units; others are exclusively timeshare.  Most timeshare management companies allow you to "exchange" these units for those in other vacation spots around the world. Condominiums - Short Term Rentals, Condo-tels
For the second installment in this series, we will explore the possibility of having short term rentals in a condo unit in Maui.
If you want to be able to rent your condo legally for a period less than 6 months, the property must allow for short-term or vacation rentals. Short-term rental properties can be rented out nightly, weekly or monthly. Rental occupants are charged transient taxes of 11.25%.

Our lovely beaches, lush flora, cool trade winds and abundant sunshine are enough to make anyone want a vacation to last forever. There are ways this dream can become a reality. This is the first in an ongoing series called Options in Paradise, where I will offer things to consider when buying your island home in small, digestible segments to ponder over a mai tai. Condominium vs. Single Family Residence CondominiumPros: Don't have to do yardwork, as much … (0 comments)

maui: If the market is appreciating by 8%, why are my condo prices plummeting? - 04/20/08 03:09 PM
Aloha from Maui!
I'm sitting at a Open House in Wailuku.  It is almost new 3 bedroom, 2 bath townhouse with a small fenced backyard. Large kitchen, nice bamboo laminate floors and staged very nicely.   When I started sitting opens here 2 months ago, it was priced at $424,000.  Now it is down to $396,000.   There are 15 active listings and 5 pendings in this same complex.  Similar units are priced from $385K-465K.  I'm sure the owner is asking,  "Why isn't my house selling?"
In the central area of Maui, prices have stayed strong with 8% increase in last year in median … (0 comments)
