Probably. But what are we to do when faced with this challenge:
Dear friend wants us to list a condo he has spent months renovating...To his tastes, which are decidedly more conservative and traditional than the typical loft buyer... In a historic loft conversion (where we also happen to live)...For a very reasonable price that allows for instant equity after closing for the buyer...but seller is ok with keeping it, too and will not put ANY money into staging, paint or any changes... A little backstory:
It sits tucked on a huge secluded lot behind a hedge row on a well-traveled street. Hard to see from the road. The neighborhood is conservative and traditional in a Nashville suburb known for it's lush parks, walking trails and outdoor spaces. The renovated 1954 ranch house has modern accents inside and out.  The neighboring houses are white, yellow and beige. I got an email today from a friend who reminded me of an old post on the bozPROJECT blog about my favorite tool . I guess he got a good laugh at my expense when he read the post. And then came a day when he, too, needed to tool. So he went out on the hunt and tracked one down. How can I arrange for royalties???

I've been getting a lot of calls about flipping houses since the WSMV Channel 4 Nashville news feature on one of the bozTEAM flip houses. Seems when they put you on the news, you are the expert. The ironic thing is that I tried hard to explain to the news guy that there are so many more expert than our team in this area. And that what we do, while technically flipping, is more like 'responsible renovation'. In my last post, I reviewed the very basics of the philosophy of 'sales' that is not really selling; rather - being the doctor. Of course, I only touched the tip of the iceberg. And since I promised more - here it is:

In the interest of disclosure (which we are very fond of in Real Estate business) - I did not invent this concept. I am not sure in which of the umpteen sales training classes I trudged through over the years I actually learned this. I do know that I was reminded of it by John Costigan - (Great guy. Great class. Check him out!) Even he did not claim credit for the technique.
