When Buying WATERFRONT property here in Port St Lucie, there are many canals here that you cannot get your boat off the lift at low tide so you have time when to launch.
There are also canals that do connect to the ocean but they have non navigational locks that only spill water but no boats can pass and this is very deceiving to the non resident buying WATERFRONT property over the internet.

Excellent advice that should loudly heeded. There are many folks that just have the vision to realize just how big an empty house is or how much furniture it will really hold.
Staging can really help this.
The local Ford dealer, Harper Motors, provides a shuttle service for it's clients while their vehicle is being serviced. The Explorer was ready for an oil change and new tires, so I dropped off the car and walked over to catch the shuttle.

You really must read my BofA series on my latest negotiation over the last month with our friends.
You just detailed our total problems.
The lender, BOA, APPRAISED the home at $190,000 while the Seller, BOA, BPO'd the property at $200,000.
It has now been another 2 weeks of negotiations and still no closing because of all the buck passing and no one willing to admit the insanity of this decision to put more weight on a Realtor's OPINON of price versus a LICENSED APPRAISAL and let's not forget the appraiser for BofA is LandSafe which BofA has a financial stake … (3 comments)

Bank of America a few months ago foreclosed on a couples home and they did not even have a mortgage. When they appealed to the bank to correct their mistake they were ignored. They then hired an attorney who ended up foreclosing on Bank of America. This video is about that with a little twist. This is just hysterical. Sit back and prepare to laugh.

As everyone knows, over the last few weeks we have seen many negative and even some very stupid things done over these short sales with bank of America.
But All I can say is, STAY THE COURSE! APPROVED today after only 44 days and closing in 2 more.
Today, I received not only my approval letter in only 44 days from contract to letter, but on an INVESTOR OWNED property, I negotiated a complete forgiveness with NO PROMISSARY NOTE.
