Your Listing Agreement Has Expired, What Have you Learned? Well for the obvious the house did not sell. But why? Was it priced too high so as to omit potential buyers who think "They'll never go down to my price range". Maybe you were not available or your agent was not available to let buyers in when they could come. So they bought something else. Did you show the house and not let the agent do his/her job? Sell your home yourself, and save the commission fee. That's what I'm reading on FSBO, websites. So, if that's a true statement, then why do 85% of all (for sale by owner) list with a professional Realtor after 3 or 4 weeks on the market? I believe the answer is two fold. 1- They realize that buyers want to save the commission fee, so they offer less, Buyers and sellers can't both save that fee. It's only one fee. So you work for free. 2- They realize that this undertaking is best left to professionals. You can't do two jobs at (4 comments)
We need to start with the Why question first. Why do we want to sell our home? Just to mention a few of the most common reasons. Sometimes it's elementary, we need a bigger or smaller place. If we like the neighborhood, and have enough land, we may consider adding on or building up. If that's not an option, then we need another place. Are you flying your plane backward? What you say? A plane can actually fly backward? Correct. Take for example a Piper Cub. Small plane, flies around 60 miles an hour. But if the conditions are right, say reduced speed to 40 miles an hour with a 70 mile an hour head wind, the plane will fly backward. The wind will push the plane back. Now here is the interesting part. The passengers will not realize it. The plane is flying nice and you don't notice unless you look at the gages that the pilot sees. Number 1 reason to go "FSBO" I believe is that you can "SAVE" the commission. Great if you can do it. However, according to the National Association Of Realtors (NAR) only about 15% succeed. How many of the 15% FSBO's do you think actually "SAVED" the commission? Certainly not all. Let's be generous here and say one third of For Sale By Owner. So, only about 5% of FSBO'S really saved the agency fee. Why is that? Let's use some logic. #1- Mr./Mrs.buyer says "Well you don't have to pay a commission, so I'll offer you X amount of your asking (13 comments)

What can a really good Realtor do for you that you can't do yourself? Great question if you don't know the answer. Think about it for a minute. You have all the tools we have, although we can use them more efficiently, with two exceptions. 1- You need a Realtor to show you the competition. Can you really drive around the neighborhood and find all the homes that are simaler to yours? Do you know what's inside them? Etc. 2- And this just might be the MOST important of them all.
