Well for the obvious the house did not sell.  But why?  Was it priced too high so as to omit potential buyers who think "They'll never go down to my price range". First order of business is to determine the best time of day to take photographs.  Then how to use available light with your flash.  Taking several shots of each room from different angles helps to determine the best one for publication.

How can a Good Realtor save me money as opposed to selling by myself?
If you sell your own home yourself, you will not have to pay a commission but by doing that will you actually SAVE  money?
If your unit is perfect, and you are good at pricing houses, and negotiating terms and conditions, and have the time to market properly, then yes, you can save money.  So, what about the other factors that most home owners never think about?

When selling your home, whether you're a Realtor or a FSBO, (for sale by owner), you should not be present when prospective buyers view your property.
Why not you ask?  I know my house better than anyone else.  I know all the great features, like the skylights, 4 zone heating system, insulation, age of the central air conditioner, roof, full extension drawers in the kitchen, the custom bath I just had done, etc.  Yes, you are correct. Real Estate is a little like farming.  Let's explore the similarities.  When a farmer wants to harvest a crop, what does he do first?  Plant seeds you say.  Hold it.  Where does he plant them, what kind of seeds does he sow, and when does he do that? First he needs a good location.  He needs good sunny fertile soil and needs to plant AFTER the last frost.  Lets shift this to real estate.  Where to farm?

Number 1 reason to go "FSBO" I believe is that you can "SAVE" the commission.  Great if you can do it.  However, according to the National Association Of Realtors (NAR) only about 15% succeed.  How many of the 15% FSBO's do you think actually "SAVED" the commission?  Certainly not all.  Let's be generous here and say one third of For Sale By Owner.  So, only about 5% of FSBO'S really saved the agency fee.  Why is that?  Let's use some logic.
