How can I get a good idea of what my house is worth today
While every house is different is some way, even in tract house development, values of similar units can give you an indication of what you might expect to get in the sale of you unit today.
There are sites on the web that you can go to for this information, but they don’t all have the same criteria in determining value.  So how are you to know what is ballpark and what is really accurate valuations?

What's my house REALLY worth?
In short, it's worth what someone is willing to pay for it.
Generally, it's all about location, size, condition and special features.  Some websites, Zillow, Trulia, Realtor.com,  just go for the generic information, i.e. location, size, etc.  That can be very misleading.  I looked up my property on several different sites and found a big difference between them.  One had it very low, $350,000 while another had it too high, $485,000.  So, who is correct?

We are talking about Real Estate.  Real Estate Appraisals to be precise.  Let's take a look at common mistakes appraisers could make, because your sale price could be compromised.
#1 It's an opinion;  OK, a "professional"opinion, but not the bottom line.  Banks that make loans for real estate property rely heavily on it, but it could be faulty.  You do have a right to question the report.  Don't be afraid to call the person who did the report and ask.  If you paid for the report that is.  It's your report.  No one other than the institution that is making the … (11 comments)

I wish they would be more accurate.  People on Staten Island think they are the Gospel Truth.
I was at a closing last spring with my clients, and he said to me "My house just increased in value"  I responded "You think"?  he said "I know"  saw it on @#$%^.com.  I explained to him, that they only have a few people for the entire USA.  How can they be accurate?  He was dumbfounded.  Just because he saw it on the net by some dot com, he would have bet the house on his information.  Sad but true.  His house really decreased … (2 comments)
