first time buyers: Buyers Woes With Multiple Offer Markets - 03/14/14 02:18 PM
Depending upon WHEN you want/need to move, you may have few choices about market conditions and whether they favor buyers or sellers. Last season’s hot market certainly favored sellers and buyers were scrambling to complete for low inventory in an appreciating market.
Buyers are discouraged when they are beat out time and time again by those with higher offers, better financing or cash, and terms that they can’t or won’t match. When they do eventually get that exciting call – “your offer has been accepted” it’s a joyous moment. Sometimes though as the transaction progresses, the excitement wears thin. first time buyers: Love and the Single Guy - 02/27/14 06:04 AM
I had the pleasure of working with a young man on his first home purchase. He was motivated!  He’d had to move 4 times in 2 years due to landlords selling (or losing) the homes he’d been renting.
He had a decent amount of money saved, but not enough to purchase conventional.  At the time, he qualified for city down payment assistance, so he got pre-approved and off we went to house hunt. first time buyers: Are You Working with an Agent? Do You Know Why I Asked You That? - 11/13/11 12:54 PM
Yes, I am in sales and I do have to find new clients to work with. But it goes far beyond that.
If I meet you at an open house, especially if it's one of my own listings, you may have questions. As they relate to the house, I am happy to answer those for you. If they are questions about what the seller might want to see in the way of offers, I will be guarded in my responses. You see, that seller is my client and I have fiduciary, confidentiality and loyalty obligations to them.
In addition, … (10 comments)

first time buyers: The Home Buying Journey – Part 1. The First Agent Meeting. - 06/15/11 04:32 PM
If you’re about to begin a home buying journey, what should you expect on the first day out with your Realtor?  If you’ve never met each other face to face, most probably your time together will start like this: A meeting at the agent’s office.  Get acquainted, and be presented with an Agency Disclosure.  This explains the various types of agency, and is a required disclosure for any real estate transaction. While you may just be meeting for the first time and not sure if a transaction will transpire, the agent will be providing information. Many brokerages will require that … (9 comments)
