The median home price in Livermore fell slightly over last year.  In part this is due to an overall drop in prices across price ranges, but which seems to have affected the mid-priced homes the most. That segment of the market seems to be the most sluggish. Lower price points continue to see good activity, especially those under $350,000.

Single Family Detached homes sold – 71 (41) 11 were short sales, 18 were REOs)  Foreclosure and short sale listings made up 41% of the sales for detached homes sold in Livermore during March, down from 50% in February.
Single Family Detached homes, pending -  100 (98) 45 were short sales, 15 were REOs) Foreclosure and short sale listings make up 60% of the pending sales for detached homes in Livermore during March.

livermore market update: January Market Report, Single Family Homes, Livermore, CA - 02/04/11 01:04 PM

There has definitely been in the Supply and Demand for single family homes in Livermore homes when comparing January last year with this year. Inventory is up slightly 17% which is good for buyers – more choices. Demand is down 11% over January of last year.  Now, that’s not alarming. We had folks shopping for homes earlier last year, trying to take advantage of tax incentives that required a contract date no later than April 30th.

livermore market update: Livermore Market Report – Condos & Townhomes Dec. 2009 - 01/08/10 11:43 AM
2009 saw some significant changes in the Livermore Condo and Town Home Real Estate Market. This price range has been very appealing to first time home buyers and investors. Many of the properties selling in this category are seeing all cash offers. Loan types and HOA occupancy levels can create challenges for some buyers, but overall unit sales have grown dramatically in this market segment.

You can see from the chart above that the over-supply in Dec. of 08 shifted significantly mid-year, whereby the end of the year shows a 129% increase in demand versus supply.

2009 saw some significant changes in the Livermore Real Estate Market. A surplus of inventory gradually dropped to below normal levels. Buyers who once had a choice of many homes in their price range have now found less to choose from. And the most interesting condition is that we are back to multiple offer situations in many prices ranges and neighborhoods. While lending guidelines have certainly tightened, savvy buyers and investors have seen the advantage to the low interest rates for most of the year along with the lowest prices in local real estate for a number of years.

The two charts below will give you an indicator of how the local real estate market has changed in a year’s time.
The first chart shows inventory levels, and uses a calculation to determine how many months that inventory would last at the going rate of sale. You can see that it is down dramatically from last October. Buyers who are out looking will let you know that there is often not much available in a given price range, and that many times they are competing with other buyers for the same property.

Price is king in the market right now, and as home prices have dropped, unit sales in Livermore have clicked up significantly, as evidenced in the graph below, comparing pending properties, year over year from April 08 through April 09. Sales are up 28% from this time a year ago.

In someprice ranges, buyers demand is outpacing inventory levels, leading to multiple offer situations. The nature of supply and demand predicts that as that happens, prices level off and then slowly begin to rise unless the supply returns to a more normal level.
