Sarasota was just named in the top 4% of Best Small Cities to Live In in America by the financial website,  WalletHub.  Some of the reasons given were number one spots for coffee shops per capita, bars per capita and fitness centers per capita.  Overall, Sarasota ranked in the 96 percentile among cities, and number 2 for quality of life.
The number one city was Westfield, Indiana for economic health, number two was Princeton, New Jersey for economic health and number three was Leawood, Kansas for affordability.

Mable Ringling Memorial Fountain Restored, Sarasota, FL.  Dismantled and covered over with dirt for 60 years the Mable Ringling Memorial Fountain has been renovated and is once more flowing at the southern gateway to downtown Sarasota.
The Mable Ringling Memorial Fountain is located in Luke Wood Park adjacent to the Senior Friendship Center on the north side of US41 just prior to entering downtown Sarasota.  The fountain was built in 1936 by the Sarasota Federation of Garden Circles in honor of Mable Ringling, wife of John Ringling, a key figure in Sarasota history.

Sarasota home sales for September beat last September!  The Sarasota real estate market continues to be solid in September with 570 sales, compared to 547 in September of 2010 and 601 in August of this year.  Historically, the fall market is slower and isn't expected to pick up until our local season begins when seasonal homeowners and visitors cause a swell in local population and activity.

Sarasota Real Estate Market remains stable in August.  Inventory declines to ten year low!  The inventory of available properties in the Sarasota real estate market has been dropping for the last nine months and hit a ten month low in September.  Only 4,408 properties are currently on the market for sale.  In addition to this, sales in Sarasota for the last ten months have consistently exceeded 500 per month.  There were a total of 601 sales recorded in August, including 445 single family homes and 156 condos.

According to a press release from the Sarasota Association of Realtors, the Sarasota real estate market is "trending" toward normalcy.  This is great news for a market heavily battered during the real estate downturn. 
According to the Board's analysis of sales, prices and inventory the number of homes/condos on the market has been steadily decreasing over the past nine months and hit a decade low 4,408 in August of 2011.

The number of sales in the Sarasota Market Area dropped in July from June, but still show a strengthening market.  There were a total of 599 sales in July, 445 single family homes and 154 condos.  This compared to June's numbers when 728 properties changed hands. 
While the number of sales has declined, July is traditionally a slower month for sales here.  This market is very seasonal and we are in the middle of the off-season.  In addition, the children are out of school and many locals take vacation this time of year.

It sounds facetious, but answering that question is not as easy as it used to be.  It doesn't seem all that long ago that we had what I would call a somewhat normal real estate market.  People bought homes, if we were lucky they appreciated about 3% a year and real estate taxes were somewhat predictable.

In a welcome article in today's Sarasota Herald Tribune, statistics show that home sales in the Sarasota-Bradenton market are up substantially in July of this year over July of 2010.  Specifically there were 880 closed transactions this July compared to 714 in 2010.
The median home price has also increased year over year.  In July of this year the median home price was $160,800.  In July of 2010 the median home price was $157,700.

The July real estate sales results for the Sarasota/Manatee County area remain strong with 445 single famiy homes and 154 condos changing hands.  And all of this in the off-season when everything seems to come to a halt.  So far this year sales have topped 700 per month in four different months!

According to Metro Study, a national construction statistics firm, new home starts for the second quarter of this year were up 3.1% over the same timeframe last year.  Specifically, there were 404 new single family homes started.  This is great news for an industry that has been especially hard hit in the last few years.  Many of these new home starts have been in Lakewood Ranch, undeniably one of the most successful master planned communities in Florida.  Southwest Florida has been described as the epicenter of the real estate meltdown.  Hopes are high that we are among the first areas to rebound.
