As of March 6, 2009 only 20% of available listings in Marin County are in escrow.
For the month of February 2009 only 84 homes sold in Marin County (32 of which were distress sales) for an average final selling price of $671,908.
The average original asking price of these homes was $778,248.
The range of final selling prices was from a low of $100,000 to a high of $4,000,000.
Of the 84 homes that sold 3 sold at their original asking price, 13 sold for more than their original asking price and all other sold for less.

As of March 6, 2009 33% of available listings in the beautiful wine country town of Sonoma are in escrow.
For the month of February 2009 21 homes sold for an average final selling price of $318,995.
The average original asking price of these homes was $350,862.
The range of final selling prices was from a low of $116,000 to a high of $511,000.
Of the 21 homes that sold 2 sold at their original asking price and 5 sold for more than their original asking price.  Of these 21 homes, 12 were distress sales.

The chart below tells the story, and it's not a pretty one.  The average sales price and number of homes selling in Marvelous Marin County are both down.  The high end still weathers the storm better than the entry level -- but at the entry level there are bargains galore out there!

As you will see in the chart below the average sales price in the beautiful wine country town of Sonoma has varied widely from month to month depending on what homes sold that month.  Lately, the average price has leveled off as the majority of homes that are selling are the distress sales.

Thankfully the distressed properties are finally selling as that is what is propping up sales at the moment.  There are many good deals to be had right now.  If you are interested in learning more don't hesitate to contact me.

As of December 6, 2008 an encouraging 30% of available listings are in escrow.
For the month of November 2008 42 homes sold in Novato for an average final selling price of $494,750.
The average original asking price of these homes was $540,632.
The range of final selling prices was from a low of $145,000 to a high of $959,000.
It took these homes an average of 109 days to sell.

The range of final selling prices was from a low of $247,500 to a high of $1,020,000.
It took these homes an average of 95 days to sell.
Of the 52 homes that sold 1 sold at the original asking price and an impressive 17 sold over the asking price.
