buyers market: Sonoma, CA Average Sales Price and Units Sold 2001 - present (chart) - 03/07/09 10:07 AM
As you will see in the chart below the low-priced homes and distress sales are what's moving these days.  In part, because when buying everyone wants a screamin' deal.  Plus, loans for more expensive homes just aren't as available as they used to be.


If you have been thinking about buying a weekender or second home in Sonoma, now would be a great time to do just that.

As of March 6, 2009 only 20% of available listings in Marin County are in escrow.
For the month of February 2009 only 84 homes sold in Marin County (32 of which were distress sales) for an average final selling price of $671,908.
The average original asking price of these homes was $778,248.
The range of final selling prices was from a low of $100,000 to a high of $4,000,000.
Of the 84 homes that sold 3 sold at their original asking price, 13 sold for more than their original asking price and all other sold for less.

For the month of February 2009 only 4 homes sold in Tiburon for an average final selling price of $959,000.
The average original asking price of these homes was $1,210,975.
The range of final selling prices was from a low of $151,000 to a high fo $2,100,000.  (Only 1 home sold for more than $1M with all others selling at $815,000 or less.)
It took these homes an average of 97 days to sell.

To illustrate how difficult it is to get financing for higher priced homes, for the month of February 2009 ZERO homes sold in Kentfield.  Not one.
The same was true for January 2009 and December 2008, with the three previous months not being much better.
Only 4 homes sold in Kentfield in November 2008, only 2 in October 2008 and only 1 in September 2008.

For the month of January 2009 32 homes sold for an average final selling price of $439,219.
The average original asking price of these homes was $514,475.
The range of final selling prices was from a low of $116,000 to a high of $1,840,000.  (Only 2 homes sold for over $1M.)
Of the 32 homes that sold 19 were distress sales.

buyers market: Local Brokers And Newspapers Reflect On Reality - 12/14/08 07:20 AM
The San Francisco Chronicle has a lengthy story on what many of us have already known for quite a while.  The real estate industry has long subscribed to the notion that everyone wants to be with a "winner" and, thus, reporting only the "sunny side up" that they thought everyone wanted to hear.  Today they say:
"... executives at the helms of the city's biggest brokerages say they're preparing for an unpleasant and unprofitable 2009, although it may turn out to be the best year that buyers have seen in more than a decade."

buyers market: Marin County, CA Average Sales Price and Number of Homes Sold (chart) 2001 - present - 12/07/08 04:14 AM
The chart below tells the story, and it's not a pretty one.  The average sales price and number of homes selling in Marvelous Marin County are both down.  The high end still weathers the storm better than the entry level -- but at the entry level there are bargains galore out there!
