california: Sonoma, CA, Average Sales Price and Units Sold 2001 - present - 09/04/07 04:04 AM
The chart below shows the average sales price and number of homes sold in the town of Sonoma from 2001 - present.  As you see prices are holding up much better than the volume.  The number of homes being sold started to pick up -- with August breaking that trend.  Ever the optimist, I have high hopes for September.

What should Sellers and Listing Agents be looking for in offers these days--aside from the price, because the price doesn't mean anything unless the deal will close.
Here is what I learned yesterday:

The table below shows the activity for the month of July 2007, sorted alphabetically by the name of the City.
The numbers for Corte Madera are affected by the sale of the Bill Graham Estate, which was originally on the market for $24M and selling, after 360 days, for $19.9M.  This was a 12,000 sf home on 11 acres, with (of course) views.
The numbers for Sausalito are affected due to 4 out of the 5 sales being condominiums.
For Tiburon, only one of the homes sold for under $1M at $885K.
