The chart below shows clearly that property values in Marin County continue to defy gravity.  What the chart doesn't show is that the high property values are primarily in Southern Marin County, with Northern Marin (Novato and Northern San Rafael) really taking a beating.  Novato, in particular, is seeing quite a bit of bank-owned (REO) properties and short sales come on the market.  Entry level buyers, with exotic loans, who can no longer make their payments.  While Southern Marin, on the other hand, attracts those with great wealth who often times pay cash for multi-million dollar homes.

california: Sonoma, CA, Historical Average Sales Price and Units Sold Since 1997 - 01/06/08 06:42 AM
The chart below shows that average sales prices in Sonoma have been flat since 2005.  This is actually pretty impressive given all the bank-owned and short sale properties that have come on the market recently.  The high end remains strong, with lower and middle range homes moving slowly.  Although we are seeing some buyers recognizing what a "Buyer's Market" is and they are coming out of the woodwork to take advantage of the deals.

The chart below shows the month by month activity, from 2001 to present, the average sales price and the humber of homes sold in the beautiful town of Sonoma.  As you will see on this chart and again on the historical chart, prices are flat in the town of Sonoma.  Volume, on the other hand, is down.  And that is really affecting so many aspects of the local economy.  If you have been thinking about buying in the town of Sonoma, now is a great time to get a great deal!

For the month of December 2007 138 homes sold in Marin County.  Only September was slower with only 127 homes selling in that month.
The average final selling price of the 138 homes that sold was $1,217,776.  The high end is holding out for their asking prices with the lower end is motivated to sell with even many bank-owned properties in Novato.
These homes took an average of 92 days to sell.

The chart below tells the story...  Prices are holding--at least in Southern Marin--with volume down from recent years.  Novato and Northern San Rafael have been hit the hardest.  If you drive through Novato right now seems there are For Sale signs on every street.  If you have been thinking about buying a home in Marin County, now is a good time.
So far for the month of December 63 homes have Sold in Marin County with another 64 currently Pending.  If all of the Pending homes close this month it will shape up to be much like November.
