As of April 3, 2007 20% of available residential listings, in the town of Sonoma, are in escrow indicating a Buyer's Market. 
For the month of March 2007, 26 homes sold in Sonoma for an average sales price of $836,827.  The average original list price for these homes was $919,611.  These homes took an average of 151 days to sell.
Of the 26 homes that sold, 4 sold for their original asking price and 2 sold OVER their original asking price.  All others sold for less.

I was just googling the search phrase Marin County Real Estate Market Conditions and came across an appraiser's blog, which contained this text:
"March 13, 2007      I've always been disapointed in the way the Marin Independent Journal reports on the Marin real estate market .... The IJ relies on realtors that have a vested interest in creating and maintaining a positive perception ... regardless of what is really happening in the Marin real estate market." 
Okay, first this appraiser is not in Marin County.  Not even close.  They are in Martinez, about an hour (and a world) away.

market conditions: Sonoma, CA Real Estate Market Conditions Update, March 16, 2007 - 03/16/07 10:42 AM
So far for the month of March 2007, 13 homes have sold in the quaint, beautiful town of Sonoma.  They have sold for an average sales price of $734,846.  In addition to the homes that have already sold, there are an additional 19 homes pending.  If all of them close, and it stands to reason that they will, that would put the number of homes sold for the month at 32.  This is about average for Sonoma, but down from Sonoma's peak of May 2002, when 74 homes sold.

market conditions: Marin County Real Estate Market Conditions Update, March 16, 2007 - 03/16/07 10:33 AM
So far, for the month of March 2007, 107 homes have sold in Marvelous Marin County for an average sales price of $1,123,318 and another 115 homes are pending.  If all of them close before the end of the month, and it stands to reason that they will (perhaps even a few more), that would put the number of closed sales at 222, which would be an increase of 50 homes over February 2007--historically the slowest month of the year in Marin County.
