9 of these 35 homes were distress sales that ranged in final selling price from $160,000 to $455,000

As of September 5, 2008 36% of available listings in Petaluma are in escrow.  This is a refreshing and encouraging trend.
For the month of August 2008 46 homes sold in Petaluma for an average final selling price of $498,526.
The average original asking price of these homes was $530,621.
The range of final selling prices was from a low of $196,000 to a high of $2,407,900.  (Only 2 homes sold for over $1M.)
Of the 46 homes that sold 6 sold at their original asking price and 10 sold over their original asking price.  Another refreshing and encouraging trend.

number of homes sold: Marin County, CA, Average Sales Price and Units Sold 2001 - present - 08/10/08 04:59 AM
The charts below tell the story of Marin County Real Estate in recent years.  Volume is still down as is the average sales price.  Novato being hit the hardest, with approximately half of all sales in that town for the month of July 2008 being distress sales.  The rest of the County is faring pretty well in terms of property owners not being in distress.  But fears instilled by the media are still keeping many buyers on the fence.

As you will see in the chart below the average sales price in the beautiful wine country town of Sonoma fluctuates wildly from month to month.  So far this year, even with all the REOs, the average sales price for the first seven months is at a high of $931,799.  People are coming to the table and buying those REOs, and the wealthy continue to love the grand estates.  It's the man in the middle that isn't seeing much action.

The range of final selling prices on these homes was from a low of $242,000 to a high of $1,100,000.
It took these homes an average of 113 days to sell.
Of the 65 homes that sold 6 sold at their original asking price and a whopping 13 sold for more than their original asking price.

number of homes sold: Historical Average Sales Prices and Number of Homes Sold in Marin County from 1965 - present - 06/29/08 06:58 AM
As with my previous post about the town of Sonoma, June's numbers have not been completely reported yet (as the month is not yet over) but I have time to do this right now so now is when it is getting posted.  This will get updated when I again have the time.
You will see that average sales price is down slightly this year from last year.  This number does take into account all the distress sales.  The number of homes being sold is far less than half of last year, which has been decreasing every year since the top of … (0 comments)

number of homes sold: Sonoma Average Sales Price and Units Sold 2001 - present - 04/06/08 08:08 AM
As you will see in the chart below, the average sales price for homes in the City of Sonoma varies widely from month to month.  In fact, so far this month (April 2008) the average sales price is over $5M.  That will come down as lower priced homes sell throughout the month.  As far as the number of homes being sold, people are starting to snap up the distress sales, increasing the number of homes being sold -- and driving down the average sales price.  The sooner they sell, the sooner we will return to a more normal market.

The chart below shows the activity for residential sales in the City of Sonoma from 2001 - present.  As you will see, the prices fluctuate from month to month depending on what types of homes sold in any given month, with the overall average being up, supported by a healthy market in the high end.  The volume, on the other hand, is down dramatically.
That said, some of these sellers really need to be rescued.  Check out the distressed sales in the area.  You could be someone's knight in shining armour.

number of homes sold: Marin County Historical Average Sales Price and Units Sold from 1965 to present - 01/06/08 06:57 AM
This historical chart shows that Marin County Real Estate remains a solid investment.  But don't get me wrong...  it is still a long term investment.  While the average sales price is up substantially this year, the volume is the lowest that it has been in 12 years.  2007 (at least as of this writing) there were 2459 residential sales in Marin County and in 1995 there were 2277.

The chart below shows clearly that property values in Marin County continue to defy gravity.  What the chart doesn't show is that the high property values are primarily in Southern Marin County, with Northern Marin (Novato and Northern San Rafael) really taking a beating.  Novato, in particular, is seeing quite a bit of bank-owned (REO) properties and short sales come on the market.  Entry level buyers, with exotic loans, who can no longer make their payments.  While Southern Marin, on the other hand, attracts those with great wealth who often times pay cash for multi-million dollar homes.

The chart below shows that average sales prices in Sonoma have been flat since 2005.  This is actually pretty impressive given all the bank-owned and short sale properties that have come on the market recently.  The high end remains strong, with lower and middle range homes moving slowly.  Although we are seeing some buyers recognizing what a "Buyer's Market" is and they are coming out of the woodwork to take advantage of the deals.

The chart below shows the month by month activity, from 2001 to present, the average sales price and the humber of homes sold in the beautiful town of Sonoma.  As you will see on this chart and again on the historical chart, prices are flat in the town of Sonoma.  Volume, on the other hand, is down.  And that is really affecting so many aspects of the local economy.  If you have been thinking about buying in the town of Sonoma, now is a great time to get a great deal!
