As of May 14, 2012 a whopping 50% of available listings in the beautiful wine country town of Sonoma are in escrow.
For the month of April 2012 an impressive 41 homes (17 of which were distress sales) sold for an average final selling price of $506,449.
The average original asking price of these homes was $549,414.
The range of final selling prices was from a low of $140,000 to a high of $1,925,000.
Of the 41 homes that sold, 5 sold at their original asking prices and 11 sold over their original asking prices.

For the month of June 2011 38 homes (14 of which were distress sales) sold in Sonoma for an average final selling price of $529,733.
The average original asking price of these homes was $603,789.
The range of final selling prices was from a low of $149,000 to a high of $2,795,000.

For the month of May 2011 34 homes sold in Sonoma for an average final selling price of $686,803.
The range of final selling prices was from a low of $140,000 to a high of $2,850,000. 
Of the 34 homesthat sold (13 of which were distress sales) 2 sold at their original asking prices and 6 sold over their original asking prices.

As you see in the charts below the number of homes selling is up over the last several years, but the average sales price is down a bit from the same time last year.  Good news is that it is well above 2009, which is clearly the bottom.

The average original asking price of these homes was $628,437.

The average original asking price of these homes was $594,117.
The range of final selling prices was from a low of $110,000 to a high of $3,100,000.

wine country: Sonoma, CA Home Sales Charts from 2001 thru November 2010 - 12/22/10 04:22 AM
I missed my market reports for November 2010 but couldn't go without at least providing the charts.  As  you can see for the month of November the average price was down but the volume was up!  Lower prices are what interest buyers.  People are always asking, "What is a buyer looking for these days?" and the answer is "A good deal."  They don't care about granite counter tops.  The want VALUE.  Imagine that.  :)

As you can see in the charts below, as per usual, the average sales price of homes in the beautiful wine country town of Sonoma vary widely from month to month--as does the volume.  You can see that there was a real slow down for the month of October 2010.  Let's hope this is not a permanent trend.
