bend oregon: Bend to enforce sign violations - 07/26/07 02:03 PM
This was something I think all brokers and agents should be aware of. Many of us do not give it a second thought until faced with paying a hefty fine. It's worth checking into your local city and county ordinances.

bend oregon: MUST DO's before showing your home - 04/13/07 12:25 PM
There is nothing worse than going to an open house or on tour to find dirty dishes, unflushed toilets, or unsightly laundry in a house that is "FOR SALE". This has happened to me many times and it never ceases to amaze me. In the spirit of spring cleaning, here is the short list of things sellers should do before having ANYONE walk through their home.

1.  Remove unsightly clutter off tables and counter-tops
2.  Vacuum carpet area and sweep linoleum, hardwood and tiled floors.
3.  Flush all toilets and make sure there is toilet paper, soap and hand towel available (just in case) a client, buyer or Realtor … (23 comments)

Why is Bend being recognized across the United States as one of the best places to live? I hope I can enlighten you all to the beauty of this gem that is also my home.

Recreationally, Bend and the surrounding areas have so much to offer.  Surrounded by mountains, Bend is located in Deschutes County in the High Desert of Central Oregon. The terrain is mostly desert with thousands of acres of protected USFS lands closeby. This provides for excellent HUNTING and FISHING. Deer, elk, antelope and turkey hunting are popular here and bring in many hunters from all … (15 comments)

bend oregon: Historic Heaven or Hellish Headache ? ? Pros and Cons of Historic District Property - 02/22/07 04:59 AM
I had the opportunity to list my first "historic property" last year. Not being my expertise, I had a lot to learn. A phone call to my local Historic Preservation Department got me started. Wow, what an eye opener. For years, I had heard to stay away from these properties for a whole myriad of reasons. Most consumers as well as agents are scared away from the word GO. There is probably some small amount of merit there, but not much.
In the area where I live (Bend, Oregon), the historic district is held in high regard. A good portion of what is done … (5 comments)

bend oregon: What do you think of dual agency? Feedback please ! ! - 02/18/07 08:44 AM
I don't like dual agency. I just plain down don't like it. When I first became re-licensed, I had to get familiar with all the new rules, one of which included dual-agency. It seemed from the start to involve so many conflicts of interest, it was hard to believe it was even an issue. However, I became familiar with the required disclosures and hoped it wouldn't affect me too much.
Unfortunately, a day soon came when that would all change. I was contacted by an unrepresented buyer on a listing I had. Being back in the business a short time, I was hungry to … (43 comments)

bend oregon: Mobile Home Parks as Development Property - 02/17/07 10:25 AM
For many in Central Oregon, living in a mobile home park is their only option financially. The soaring prices of existing homes, new construction or even available land have made the dream of "home ownership" impossible. The closest they may come will be to purchase a manufactured home and place it on leased land in a mobile home park. So, what happens when the park their home is in decides to sellout for development?
The answer may surprise you. Many of the parks that have been sold have literally forced their tenants to the streets. With no money or new park to … (4 comments)

bend oregon: Breaking down Central Oregon - Bend - 02/16/07 02:56 AM

     BEND, OREGON
With one of the highest growth rates in the state, Bend is fast becoming the city of choice for Central Oregon. Located in Deschutes County, Bend has a population of about 75,000. The city was supported for years from the timber industry and resulting mills. Within the last 20 years, it has become more of a destination and resort area, largely in part to the tremendous recreation offered here. From caving, hiking, fishing, mountain biking, rock climbing, rafting, golfing, camping as well as enjoying the beautiful scenery, Bend has it all. Not to mention the fantastic snowmobiling, downhill and cross … (1 comments)
