Homebuyers or, new investors that buy real estate solely on the basis that they are hoping it will appreciate in value are speculating and not really investing. They are simply gambling that the property value will increase over time. True investors are more concerned about Cash Flow than they are about Capital Appreciation. Capital Appreciation will increase over time since it is tied to inflation however, it will not carry you through the down markets. This is a compelling book that shares with the reader the wisdom of 100 Top Experts in real estate, finance, and investment. If you are looking for a book that doesn't have a lot of "fluff" in it...then this is for you! I purchased this book over the weekend and found it full of inspiring ideas and tips that I can utilize in my present and future deals. Some might say "well, it's just another hyped up book by Trump" but, in actuality...I found it to be very insightful and may quite possibly save me from making a poor business choice … (7 comments)

Hello again. This is a book that I've had on my shelf for quite a while. I had to pull it down today to use as a reference for a lease option purchase contract I'm writing up (that's another good reason to acquire real estate books...you'll never know when you might need one for reference) :-).
