According to the U.S. Census Bureau the Median home size in the U.S. in 2012 was 2,306 square feet of space and the number one biggest regret was not buying a bigger house.
My local market has 1,316 homes for sale that fit this category today.

destin: Destin Florida March Sales Report - 04/05/13 11:55 PM
My, My, My........Construction is everywhere in Destin, FL.  Signs of a rebuilding and strong economy abound.
Foreclosures and Lis Pendens are way down and inventory is disappearing.
280 Total Single Family Homes sold in March in Okaloosa County.  This is up almost 20% over same period last year.
110 Condos were purchased in the month of March. 
65 Residential Lots purchased in the month of March.
New Average Days on Market is now 197.
Destin Average Sales Price for all Residential is now at $437,530

A lot of people ask if they can ride their horse on the beaches of S. Walton and the answer is no. 
More people ask if they can have their dog at the beach and the answer is, it depends.
Section 22-31 of the South Walton Ordinances state the following:
(a) No person owning or having charge, care, custody or control of any horse shall cause, permit or allo the animal onto or upon any public beaches in the county.
(b) All dogs shall be prohibited from public beaches in Walton County except:

Here in the Panhandle there are signs of new construction everywhere.  Walton County had an 88% jump in the new home sales category.  Once again mostly prompted by builders buying up distressed residential lots and building new at very affordable and reasonable prices this close to the beach.
Lot sales were up almost 74% for the year over last year contributing to this growth.
The only category seemingly going down right now are condo sales.  Down overall almost 17%.  Financing for a condo is much more difficult than in days gone by.

Walton County Florida Sales Report is out for August.  Thank goodness it was just not me that felt the drop in sales activity.  The entire area had a slight drop over July figures.  This can sometimes be attributed to the fact that parents are busy wrapping up the summer and getting their children prepared for school.
Let's take a look at the numbers:
Total Single Family Home Sales gained slightly in August by almost 20% over same period last year.

While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. What is going on in Walton County Florida? 
Let's take a look.  May experienced a jump in Single Family Homes sales.  Up 19% for the year and 14% over May of 2011.  Lower interest rates and affordable homes are making a difference.
Condo and Townhome sales were only up slighty by 9.28% for the month of May and down overall slightly for the year by -.44%.  Condo and townhome loans are more difficult to obtain.  You must have excellent credit and at least 25-30% cash down.  On top of that, the condo association cannot have more than 15% deliquencies of non-paying … (1 comments)

DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.

Okaloosa County has approximately 181,000 people living in 930.25 square miles of space.  Towns include Fort Walton Beach, Destin, Crestview, Bluewater Bay, Niceville, Valparaiso, Mary Esther, Eglin AFB, and Hurlburt Field.
There were 273 homes sold in the month of April in Okaloosa County.  For the year it is up slightly by 2.88%.
There were 112 condos and townhomes sold in the month of April.  For the year this number is up 19.44%.

One way to decipher a market is to analyze it.  I love to do this in all categories.  I am a bit of a real estate nerd and love to watch the numbers so I understand what is going on.
In my Investment Market, Condos under the $175,000 price range the numbers came as below:

Market Update Week Ending March 16, 2012
What began as a quiet week quickly turned negative following the release of Tuesday's Fed announcement. Mixed economic data and Treasury auctions had little impact. Mortgage rates ended the week significantly higher.
While it was very similar to the last statement, the Fed announcement reflected some degree of improvement in the economy. In record numbers, I am seeing license plates from the following states:  Texas, Louisiana, Alabama, Georgia, Tennessee, Ontario, Ohio, Minnesota, Michigan, Kentucky and Illinois.  Seems like there are record number of visitors in the area this year.  Why not?  Temperatures have been unseasonally warmer this year and we offer a lot of sunshine most year round.  It has even been more difficult getting a tee time on my favorite golf course, the Santa Rosa Golf course.  It's all good though.  I have shown property for now a full week everyday in a row.  I am also seeing a record number of … (1 comments)
