Walton County Florida is located in the Panhandle and sits between Destin, FL and Panama City Beach, FL.
 
The report just came out today from September.
New Home Sales are up 18.73% for the year.
Condo and Townhome Sales are up 5.41% for the year.
Lot sales are down 14.57% for the year.
Total Foreclosures are down by 9.15% for the year.
New filings for Foreclosures are down by 35% for the year.
 
Inventory levels have dropped creating a new demand for new home builders and signs of activity can be seen everywhere.  Prices are up with inventory dropping.  … (0 comments)

Walton County Trend Report shows that we are way up in sales in this county.  Walton County is located in the Panhandle of Florida beginnning at the Alabama Line down to the Gulf of Mexico.
New Home sales were up 15 % in the month of May over last year and for the year to date figure new home sales are up a whopping 28% over 2012 figures.
Resale of Single Family Homes were up 32% over May of last year and for the year up 13%.

florida: Destin Florida March Sales Report - 04/05/13 11:55 PM
My, My, My........Construction is everywhere in Destin, FL.  Signs of a rebuilding and strong economy abound.
Foreclosures and Lis Pendens are way down and inventory is disappearing.
280 Total Single Family Homes sold in March in Okaloosa County.  This is up almost 20% over same period last year.
110 Condos were purchased in the month of March. 
65 Residential Lots purchased in the month of March.
New Average Days on Market is now 197.
Destin Average Sales Price for all Residential is now at $437,530

Here in the Panhandle there are signs of new construction everywhere.  Walton County had an 88% jump in the new home sales category.  Once again mostly prompted by builders buying up distressed residential lots and building new at very affordable and reasonable prices this close to the beach.
Lot sales were up almost 74% for the year over last year contributing to this growth.
The only category seemingly going down right now are condo sales.  Down overall almost 17%.  Financing for a condo is much more difficult than in days gone by.

Resale of Detached Single Family homes remain stagnant. Why buy used when you can buy new for less and get a home warranty?

While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. What is going on in Walton County Florida? 
Let's take a look.  May experienced a jump in Single Family Homes sales.  Up 19% for the year and 14% over May of 2011.  Lower interest rates and affordable homes are making a difference.
Condo and Townhome sales were only up slighty by 9.28% for the month of May and down overall slightly for the year by -.44%.  Condo and townhome loans are more difficult to obtain.  You must have excellent credit and at least 25-30% cash down.  On top of that, the condo association cannot have more than 15% deliquencies of non-paying … (1 comments)

Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.
 
A 26 week supply means that the market is leveling between buyers and sellers.  Sellers are now gaining ground a bit and two things will happen as a result.  Sellers will not be coming down … (1 comments)

florida: Absorption Rate - What is it? - 04/29/12 11:38 PM
Why is an absorption rate important?  It tracks the number of weeks that the current inventory will take to sell provided that sales are continuing at the same rate as last month.
Here in Walton County and along the 30A Corridor, condos that are south of the corridor or closest to the beach area have only a 22 week supply left.  Why is this important?  Buyers need to keep an eye on this number because anything less than 26 weeks is an indicator that the market is beginning to shift.  Once inventory is absorbed in any particular area or product type … (1 comments)

florida: Seaside Half Marathon - 03/04/12 11:50 PM
Seaside, FL has an awesome turnout for its 10th annual Seaside Half Marathon this past weekend.  Although I do not participate, I do have a bird's eye view of the racers from my 4th story condo.  My dog Dolly who viewed the race for the first time in her life loved it too.

florida: Bay County Florida ~ Ends Year with Sales UP - 01/12/12 03:18 AM
What a great way to end the year.  Bay County Florida is home to Tyndall Airforce Base located in Panama City Beach, FL.  Sales Trends are showing signs of growth.
Total Single Family Homes were up 16.62% for the year over last year's numbers.
Condo Sales were way up with an increase of 23.68% for the year.
Lot Sales were up slightly at 3.78%.
The best news is that the number of foreclosures are dropping significantly and were down 39.44% for the year over last year.
With inventory depleting, rising prices will surely follow.

More good news along the Panhandle.

Okaloosa covers cities like Ft. Walton Beach, Crestview, Niceville, and Destin, FL.
In the month of December Total Single Family Home sales were up 16.83% over December 2011.  For the year, Home Sales were up by 20,56% for the year.  To top this news, NEW HOME SALES were up 41.48% for the year and this is great news for our local economy.  Home building and related services feed the employment numbers in the County.

I am wondering if the college football season affects your business at all.  I notice that on Saturdays when college football is on, my phone is not ringing.  Funny, it doesn't happen during NFL football on Sundays, just quieter on Saturdays.  Tell me, did you watch football yesterday?  I hope your team won.

30 Year Mortgage Rates are the Lowest Since 1971.
Feds to keep rates low to help spur the economy.  Never a better time to buy.  In 2000, rates hit 8%.
I remember buying my first home at 14.5%.  Home buyers today can buy a whole lot more home if they qualify.  You must have good credit, still come up with a down payment, and steady employment.
