florida: Tornado Preparedness

Tornadoes
The recent tornado outbreak has affected a lot of lives. People in the hardest hit states are still in a search and rescue plan. Power outages and homes and business have been destroyed. May and June are normally the peak months for tornadoes. This most recent activity may very well exceed the 1974 outbreak when we had 148 tornadoes with 300 lives lost in a 13 state wide path.

florida: Panama City Beach

Spring Break brought a ton of visitors to the area. Spring Break weekend of March 19th was 100% occupancy at the beach. The clubs and restaurants, the grocery stores and WalMart were all over capacity with people and running low on supplies. Traffic was nearly at a stand still on Front Beach Rd. as I tried to show Gulf Front Condos. I went about 3 miles in 1 hour and was entertained along the way. Why so busy? florida: Activity at the Emerald Coast

There are currently 6,595 properties available for sale in the Emerald Coast Association of Realtors MLS system.
There are 1,692 properties currently under contract waiting for a closing.
There have been 2,743 sales in the last six months. 21 of these sales were foreclosures which is less than 1% of all sales. 582 of the total sales were short sales or 21% of all sales were short sales that successfully closed. The majority of the sales were well priced properties with a motivated seller and a qualified buyer.

florida: Panama City Beach February Gulf Front Condo Report

I just looked at how many Gulf Front condos are for sale today in Panama City Beach, FL.
I found out that there are 708 of them. In the month of February there were 67 sales completed for the month.
I figured how many weeks of inventory we still have on the market and although the number is large at 45 weeks of inventory, it is a whole lot less than last year at this time.
My guess is that all of the fence sitters better get a move on. Condo prices are still relatively low matching those prices from April … (1 comments)

Many times homeowners ask me what should I do, I can't afford to make my home mortgage payments any longer.
First and foremost, pick up the phone and talk to your Mortgage Lender about a possible Modification of your Loan. Perhaps they can help you through a tough period.

The numbers are pulled from the following sources:
Payment History makes up 35% of your FICO score.
Amounts Owed makes up 30% of your FICO score.
Length of Credit History makes up 15% of your score.
New Credit makes up 10% of your FICO Score.
Types of Credit Use makes up 10% of your FICO Score.
So what is a perfect score? 850 points.

There are 43 listings that are either pending, contingent or already sold in Watercolor in the last six months. Watercolor is located off of Hwy. 30A in Santa Rosa Beach and is one of the most popular neighborhoods along the 30A corridor.
These listings sit on the market for an average of 230 days and the average price of these homes are $929,349 or they work out to $334 per square foot. florida: Condos are HOT in Florida

I just checked the statistics for the month of January and I only looked at condo sales from Destin to the end of Hwy. 30A ending in Rosemary Beach and there have been 63 sales with 45 more pending just in the first month of January 2011. On average these are selling for 90% of list price overall. I have not had to say this for some time, but you better hurry while prices are low and inventory is still available. Florida is heating up! Could it be that the cold winters in the North have made us more appealing again?

Understanding Short Sales Q. My neighbor bought a short sale. It seemed to take forever, but they got a great deal and now I think I want to buy one too. What exactly is a short sale?
A. A short sale is when the seller owes more on the mortgage than the property is worth in today's market. So when they receive a market price offer, they are asking their lender to accept a discounted payoff to release the existing mortgage or even mortgages. The lender may or may not approve this.

Canadian dollars are currently trade very close a what we call "pair" meaning 1 US dollar for 1 Canadian dollar. This is great news for you. On our last forex updated , the CAD was trading around 0.9992.
Inventory levels are still good. Prices are still low and you can own a beautiful resort property along the Emerald Waters of the Gulf of Mexico. I welcome you my friends.

We still have an overabundance of condos for sale in the Panhandle.
Just in Destin alone there is an 80 week supply of them on the market currently. That is over a year's worth of supply. Average days on the market are 301 and you can expect to get a 10% discount out the door.

For many years the Code has assured the public that REALTORS would not deny any person equal professional services based on their race, color, religion, sex, handicap, familial status, or national origin. This year added to this language was No Discrimination on the basis of sexual orientation. Article 10 Standards of Practice 10-3 were amended to add sexual orientation to this category.
