Sales statistics are generated on approximately the 10th of each month. These statistics include information recorded in the Emerald Coast Association of Realtors (ECAR)MLS system by ECAR MLS participants and subscribers, and do not include information entered by other Associations or "for sale by owner" properties. The ECAR coverage area is primarily Okaloosa and Walton counties, but may also include parts of Escambia, Santa Rosa and Bay counties. Sales information is based on existing homes only; new construction is not included.

fort walton beach: Okaloosa County Florida Sales Report - August 2011 - 09/09/11 08:29 AM
I just heard a speaker yesterday from Eglin Airforce Base, Col. Sal Nodjomian.  Sal told us that there is a real need for military housing.  Most of the pilots who will be relocating to our area will not want to buy.  They will want to rent for a year.  These pilots make excellent renters with excellent credit scores and the ability to pay.  They get a housing allowance of $1,250 per month making the Okaloosa Rental Market extra attractive where monthly rents usually are less than this per month.  As rentals become more in demand then rent prices will go up.  … (1 comments)

fort walton beach: Walton County FL June Ending Sales Report - 07/09/11 02:06 AM
The Real Trend Report for Walton County Florida and Real Estate Sales Activity just came out.  I love this statistical overview of the county I live and work in.  It is eye opening and usually is so true of what my own personal business is doing.
Surprising this month is the number of new home sales that occured in June.  There were 29 of them as compared with June of 2010 when there were just 20.  This is a one month increase of 45% for this one month comparison.  It is evident too.  I see new homes starting to go up … (1 comments)

fort walton beach: VA Maximum Loan Amounts - 01/24/11 12:21 AM

VA Certificates of Eligibility/Maximum Loan Amounts
MAXIMUM VA LOANS:
While the Veterans Administration sets no maximum VA loan amount, most private lenders have adopted a policy to loan only four times as much as the maximum guarantee from VA with zero down. With a loan guaranty of $60,000, which was the maximum loan guaranty until December 10, 2004, most VA lenders limited the zero down loan to $240,000. (But in December 2004, VA adopted a policy of increasing the loan guaranty to be 25% of the FNMA/FHLMC maximum loan amount, so that it would not take an act of … (4 comments)

VA Financing - Advantages and DisadvantagesADVANTAGES:
LOW CASH OUTLAY:
Veteran buyers who have not previously used their home loan benefits may obtain loans up to $417,000 with nothing down. They may purchase homes greater than $417,000 by making down payments on top of the $417,000 VA loan. Some lenders only require 25% down on the sale price over $417,000. The seller or builder may pay the veteran's closing costs or prepaid Items. This feature makes it possible to purchase homes with no out of pocket cash outlay. Lenders may also pay the veterans closing costs and pre-paid items, in exchange … (0 comments)

fort walton beach: Classes are Key to Success - 10/14/10 01:47 AM
Have you taken a real estate class lately?  How about a class on social media or blogging or using Facebook for business?  Have you been to a recent Ethics Class or Fair Housing Class.  What about a new Contracts Class?  All of these classes are offered by my local Association.  In fact, I think that my local Association, the Emerald Coast Association of Realtors is the best on Earth.  They are very proactive and offer more training and classes than one can possibly take all in one year, but offer alternatives too.  For example, there is a four day cruise at … (3 comments)
