gulf place: Walton County FL June Ending Sales Report - 07/09/11 02:06 AM
The Real Trend Report for Walton County Florida and Real Estate Sales Activity just came out.  I love this statistical overview of the county I live and work in.  It is eye opening and usually is so true of what my own personal business is doing.
Surprising this month is the number of new home sales that occured in June.  There were 29 of them as compared with June of 2010 when there were just 20.  This is a one month increase of 45% for this one month comparison.  It is evident too.  I see new homes starting to go up … (1 comments)

gulf place: Where has all the inventory gone? - 06/27/11 03:09 AM
Looking at the area along the beautiful scenic Hwy. 30A and the South Walton Beaches located in Santa Rosa Beach, FL zipcode 32459, the inventory is disappearing quickly.  We are down to just 14.73 weeks of inventory in the condo category.  Today there are only 299 total condos for sale.  The buyers have been back in groves trying to snatch up the last of the best deals and foreclosures.  Approximately 33% of all sales are to cash buyers.

Well, some say they think the market will drop even farther or there are another wave of foreclosures about to hit the market.  In this area of Florida, I do not see any evidence of this.  In fact, quite the opposite is occuring.  New Home sales were up 14.56% for same period as last year and the prices for these new homes were up 24.98%. 
In the resale category of homes, they were up 9.52% and prices up just slightly at 1.48%.

Many buyers are uncomfortable with their buyer's representative asking them to become preapproved or show proof of cash funds for a home purchase.  As a buyer's representative this is the first step I take with my new clients.  I find if someone is unwilling to take this first step, then it is a red flag to a difficult transaction later down the road.  I certainly can't buy a car without first applying for a loan or walking in with the cash in my hand. A home is the most amount of money you will probably ever spend in your life, so it should … (3 comments)

Ahhhhhhhhhh, Walton County.  Sales are climbing.
Let's take a look. 
Single Family Homes
Year to date 354 home sales.  Up 6.95% over same period last year.  Homes sell for 91.37% of list price on average.
Year to date 258 sales.  Up 17.27% over same period last year.  Condos are selling for 88.21% of list price on average for the year.
429 Lots have sold year to date.  Up 16.89%.  Lots are selling for 79.92% of list price on average for the year.
