Resale of Detached Single Family homes remain stagnant. Why buy used when you can buy new for less and get a home warranty?

While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.
 
A 26 week supply means that the market is leveling between buyers and sellers.  Sellers are now gaining ground a bit and two things will happen as a result.  Sellers will not be coming down … (1 comments)

Total Number of Single Family Homes that have sold in the month of April were 193.  Sales have been brisk.  Out of the 193 homes that have sold, 130 of them were new.  This means that we see a lot of construction activity again and the market is recovering nicely putting a lot of folks back to work.
Total Number of Condos that sold in April were 97.  This is actually slightly down from a year ago.  However, the condo market has been hit hard in the mortgage area.  If you can't pay cash, then it is extremely difficult to finance … (0 comments)

What has been happening in Walton County Florida lately? 
Single Family New Home Sales are up 205% over March of 2011 and for the year they are up 168.63%.
DR Horton seems to be the trend leader in this category.  They have more building permits than any other builder in Walton County at this time and new construction can be seen everywhere in the county from Mussett Bayou Estates, Santa Rosa Golf Villas, Peach Creek, Sacred Oaks, Driftwood Estates, Whispering Lakes, Water Oaks, and Windsor Estates.  It has put a lot of people back to work and you can catch positive … (0 comments)

homes: Bay County Florida ~ Ends Year with Sales UP - 01/12/12 03:18 AM
What a great way to end the year.  Bay County Florida is home to Tyndall Airforce Base located in Panama City Beach, FL.  Sales Trends are showing signs of growth.
Total Single Family Homes were up 16.62% for the year over last year's numbers.
Condo Sales were way up with an increase of 23.68% for the year.
Lot Sales were up slightly at 3.78%.
The best news is that the number of foreclosures are dropping significantly and were down 39.44% for the year over last year.
With inventory depleting, rising prices will surely follow.

Ah, I couldn't have asked for more.  It is just beautiful here today.  I hope your last day of your year is spent reflecting on all of the good that you had this past year.  We all have so many things to be thankful for.  Even the smallest things, like my fingers that are typing this note right now, or my eyes that are reading this.  Take time to reflect on the good and wish for more good in the year to come.  Happy New Year from Lifeguard Real Estate !

Where does your business come from?  Most of my business comes from past clients and referrals.  The Internet also provides leads with people that I have never met before.  Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful. 
Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you.

This view could be your view if you lived in Blue Mountain Beach.  Blue Mountain Beach is located in Santa Rosa Beach, FL 32459.  On this same road there are homes built in 1950 out of cinderblock that have withstood the tests of time and then there are brand new homes built out of ICF or Insulated Concrete Foam.  The newest house on Blue Mountain Rd is x-Governor and Fox News Reporter Mike Huckabee who calls this area home.  More likely to run into on this road are some of the area's most interesting locals.

How can you not love this area? 
Emerald Green Waters and Coastal Dune Lakes.  Lake above is Oyster Lake.  I love Oysters!  You can find them for .25 cents a piece during happy hour at the Hurricane Oyster Bar.  $2 Beers.  Love it, Love it, Love it.
Well this past month in Walton County there were 142 homes that sold during the month of April.  This was a year to date increase of 10.22 percent.
There were 105 condos that sold and that was a year to date increase of 21.40%.

Total Single Family Home Sales are up 40.23% over same year-to-date period over 2010
Total Condos and Townhomes Sales are up 26.09% over same year-to-date period over 2010
Total Mobile Home Sales are down 16.67% over same year-to-date period over 2010
Total Residential Lot Sales are way up over same period as last year.  264% up !
Foreclosure filings are down.

Mixed Use is the use of real property for more than one use, such as a condominium building that has residential and commercial units both.  It could combine retail, office and residential, or industrial, office and residential.

I am writing this to make this point:  Can you tell your title agent his hair looks bad?  If not, why not?  You should establish excellent relationships with your support team.  This includes your mortgage lenders, home inspectors, appraisers, and title agents.  You should know them well enough and they know you well enough to know that when you tell them their hair looks bad it is because you love them and nothing more.  I have wonderful relationships with my support team and they are not offended when I tell them their hair looks bad.  In fact, we laugh about it … (8 comments)
