homes: July 2012 Walton County Florida Sales Report - 08/10/12 12:11 AM

Resale of Detached Single Family homes remain stagnant. Why buy used when you can buy new for less and get a home warranty?
Walton County does not really have any new condos to offer for sale so this number is almost 70% down over last year's figure. It makes sense for this to happen. Land is at an all time premium, thus we have … (1 comments)

homes: June Sales Figures Out -- Walton, County Florida - 07/12/12 01:41 AM
While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. Walton.  Looking for a buyer's agent to help you through this?  Look no further.  I can assist you with the process and make sure that your interests are protected.

homes: Hurry, Hurry, Hurry, Step RIGHT UP - 06/06/12 11:01 PM
Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.
A 26 week supply means that the market is leveling between buyers and sellers.  Sellers are now gaining ground a bit and two things will happen as a result.  Sellers will not be coming down … (1 comments)

Where does your business come from?  Most of my business comes from past clients and referrals.  The Internet also provides leads with people that I have never met before.  Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful.
Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you.

Homeownership offers lots of tax benefits
WASHINGTON - Feb. 9, 2011 - Renting offers zero tax breaks, while buying a home has several tax benefits that make ownership more affordable. homes: Sources of Mortgage Money - 01/18/11 03:19 AM
Source of Mortgage Money Discussion

There are two separate but equally important sources of mortgage money for residential home loans. There is the primary market, which consists of the lenders who will actually make the mortgage loan to your buyers and are responsible to collect the monthly payments from them. There is also the secondary market, which supplies mortgage funds to the lenders by purchasing loans from lenders, enabling the primary lenders to replenish their mortgage funds. These mortgage loans are usually sold to investors and the original lender services the loan (collects payments), and earns an income for doing … (2 comments)

homes: Be careful of Mixed Use - 11/17/10 11:42 PM
Mixed Use is the use of real property for more than one use, such as a condominium building that has residential and commercial units both.  It could combine retail, office and residential, or industrial, office and residential.
In Florida, many of the condos are in mixed use buildings.  Although at first this seems like a great idea.  For instance, need lunch?  Just go downstairs to the local sandwich shop.  However, you will soon find that there are wrappers and left over coke cans in your parking lot that you are now picking up and taking care of just to keep your … (3 comments)

Make Your House FHA-Loan Friendly
Article From
By: Terry SheridanPublished: June 02, 2010
Know the basics of FHA loan rules and you stand a better chance of selling your house or condo.
Make your house FHA-friendly, and it will appeal to more homebuyers. Why? Because the Federal Housing Administration is insuring the mortgage loans used by about 30% of today's homebuyers.
If your house passes the FHA rules, it will appeal to buyers who plan to use an FHA-insured mortgage. If your house doesn't qualify for an FHA loan, you're cutting out 30% of potential buyers.
FHA is especially important … (3 comments)

homes: Can you tell your Title Agent his hair looks bad? - 10/13/10 01:12 AM
I am writing this to make this point:  Can you tell your title agent his hair looks bad?  If not, why not?  You should establish excellent relationships with your support team.  This includes your mortgage lenders, home inspectors, appraisers, and title agents.  You should know them well enough and they know you well enough to know that when you tell them their hair looks bad it is because you love them and nothing more.  I have wonderful relationships with my support team and they are not offended when I tell them their hair looks bad.  In fact, we laugh about it … (8 comments)

Appliance Buying Guide: Ranges
Article From
By: Douglas TrattnerPublished: January 15, 2010
When deciding on a new range, here's what you'll need to know about features, style, price, and performance.
Most ranges do a fine job of boiling water, baking cookies, and roasting the holiday bird. The major distinguishing factor will be whether the one you buy does so using gas or electricity. In general, a gas range with electronic ignition (instead of a gas-fired pilot light) can cost up to 50% less to operate than an electric model, depending on the price of utilities in your area.
