homes for sale: July Sales 2012 - 08/09/12 12:30 AM
In my targeted sales area, there were 395 sales in the month of July.  The average sales price was $368,829 and the average price per square foot was $179.35 per square foot.  On average listings are staying on the market 190 days.
School is right around the corner and with kids and parents all rushing to end their summer vacations, sales generally slow a bit in the month of August and will pick up again in September.
We have had a lot of rain in the Panhandle this year.  We are no longer in a drought.

homes for sale: Walton County Real Estate Sales Activity for May 2012 - 06/12/12 10:31 PM
What is going on in Walton County Florida?
Let's take a look.  May experienced a jump in Single Family Homes sales.  Up 19% for the year and 14% over May of 2011.  Lower interest rates and affordable homes are making a difference.
Condo and Townhome sales were only up slighty by 9.28% for the month of May and down overall slightly for the year by -.44%.  Condo and townhome loans are more difficult to obtain.  You must have excellent credit and at least 25-30% cash down.  On top of that, the condo association cannot have more than 15% deliquencies of non-paying … (1 comments)

homes for sale: I've lost my MOJO - 11/29/11 01:57 AM
I have lost my MOJO.  Not in real estate, but volunteerism.  I have been a student and champion of my chosen field since 2003.  I have fully dedicated myself to helping others, volunteering for projects, special events, fund raising, you name it.  I am just tired.  I can't remember how many times I have had to rearrange a client appointment just to make time for a meeting or other event.  Well, my 2012 business plan has cut way back on these moments in my business that are not making me any money.  I find that many don't even appreciate all that … (4 comments)

homes for sale: Where does your business come from? - 10/28/11 11:25 PM
Where does your business come from?  Most of my business comes from past clients and referrals.  The Internet also provides leads with people that I have never met before.  Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful.
Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you.

homes for sale: Seaside Report -- February 2011 - 03/14/11 06:05 AM
Seaside currently has 30 Active listings.  Only 2 sales in the month of February.  With this type of inventory and sales ration, it will take 65 weeks to exhaust the total inventory in Seaside.
There are a lot of pedestrian walkovers in the Seaside Area and it is extra busy during this time of year.  If in the area, please know that the pedestrians have the right away and move slowly through this area.
I look forward to seeing you here soon.  The weather is beautiful this time of year and buyers are everywhere.  If you are looking to buy, please … (2 comments)

homes for sale: Watercolor Activity Report -- Feb. 2011 - 03/12/11 02:27 AM
Watercolor is an upscale community located off of Hwy. 30A in Santa Rosa Beach, FL.  It has been rated as the number one family vacation spot for a number of years by many different sources.  It is no wonder.  It is absolutely the beautiful.
Currently there are 86 active listings in Watercolor.  In February there were 7 sales.  Figuring out the absorption rate of what is there and how long it would take to totally absorb the other 86 homes of inventory, there are 53 weeks of inventory left.  That is just one week over a year's worth.  If there were … (0 comments)

homes for sale: Panama City Beach February Gulf Front Condo Report - 03/10/11 02:08 AM
I just looked at how many Gulf Front condos are for sale today in Panama City Beach, FL.
I found out that there are 708 of them.  In the month of February there were 67 sales completed for the month.
I figured how many weeks of inventory we still have on the market and although the number is large at 45 weeks of inventory, it is a whole lot less than last year at this time.
My guess is that all of the fence sitters better get a move on.  Condo prices are still relatively low matching those prices from April … (1 comments)

homes for sale: Gone in One Day! - 01/28/11 12:40 AM
OMG, the market is back here in the Panhandle of Florida.  Deals that your REALTOR know about can be yours.  Make sure you work with a REALTOR who is plugged in to prices and how to negotiate and what to offer.  Yes, sometimes you may have to pay more than what the list price is.  Why?  Because your REALTOR will know that a property accidentally was listed far below the fair market value.  When this happens there are usually multiple offers on the property.  When owned by a bank such as a bank foreclosure it will sell quickly.  Yes, in ONE … (4 comments)

FHA Financing - Advantages and Disadvantages ADVANTAGES:
The downpayment required on FHA loans Is usually lower than on conventional loans and the buyer's closing costs are generally lower on FHA loans than conventional loans. The FHA buyers may make a cash investment as low as 3% of the sale price in some instances. FAVORABLE INTEREST RATES
Traditionally, FHA interest rates were lower than conventional rates, but with today's "floating interest rate" the rate can be negotiated between the buyer and the lender. Also, 30 year fixed mortgages are widely available through FHA lenders, when some conventional lenders only … (3 comments)

homes for sale: Are you suited for an REO? - 01/07/11 02:49 AM
First, what is an REO?
Defined it is a Real Estate Owned Property.  What is that?  Property which is in the possession of a lender as a result of a foreclosure or forfeiture.
Are you a good candidate to deal with the frustrations of a distressed property?
Are you pre-approved yet?  Or do you have proof of cash funds?
Are you willing to make a reasonable offer?
Are you flexible with your closing date?
Are you willing to pay for your credit report, mortgage application, and inspections even if you don't get the property?  This is the type of commitment you … (4 comments)

homes for sale: Cobra Zones - 12/20/10 12:28 AM
A closing that was supposed to happen, didn't.  Along the beach areas of Destin, Florida there are several neighborhoods that are in a Cobra Zone. Cobra Zones are insurance zones where the Federal Government will deny flood insurance to home or commercial owners.  Flood Insurance is available but only through insurance companies like Lloyds of London and at a high cost.  The deal that went south recently had a yearly flood insurance cost of $30,000 per year.  That was enough to make this buyer walk.  I am now unsure how this bank owned property will ever sell.  Of course a cash buyer … (6 comments)
