Home builders release forecast for 2013 LAS VEGAS – Jan. 23, 2013 – The housing upturn that took root last year is expected to pick up momentum in 2013, but headwinds along a number of fronts could impede the pace of the recovery, according to economists at the International Builders’ Show in Las Vegas this week. “Nearly every measure of housing market strength – sales, starts, prices, permits and builder confidence – has been trending upward in recent months and we expect to see gradual but steady growth along these lines in 2013,” said NAHB Chief Economist David Crowe.

inc: July Sales 2012 - 08/09/12 12:30 AM
In my targeted sales area, there were 395 sales in the month of July.  The average sales price was $368,829 and the average price per square foot was $179.35 per square foot.  On average listings are staying on the market 190 days.
School is right around the corner and with kids and parents all rushing to end their summer vacations, sales generally slow a bit in the month of August and will pick up again in September.
We have had a lot of rain in the Panhandle this year.  We are no longer in a drought.

inc: June Sales Figures Out -- Walton, County Florida - 07/12/12 01:41 AM
While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. Seaside, FL has an awesome turnout for its 10th annual Seaside Half Marathon this past weekend.  Although I do not participate, I do have a bird's eye view of the racers from my 4th story condo.  My dog Dolly who viewed the race for the first time in her life loved it too.

There were 3,700 runners and 300 volunteers this year.  This is the maximum amount of runners allowed for this race.  The race begins at Seaside and the turnaround point is Gulf Place along the 30A corridor.  … (0 comments)

The Greek bailout package was passed on Monday as expected, and there was little reaction in US markets. Mixed US economic data also had little influence. Strong Treasury auctions were the biggest factor for mortgage rates this week, and rates ended the week a little lower.

Many buyers are uncomfortable with their buyer's representative asking them to become preapproved or show proof of cash funds for a home purchase.  As a buyer's representative this is the first step I take with my new clients.  I find if someone is unwilling to take this first step, then it is a red flag to a difficult transaction later down the road.  I certainly can't buy a car without first applying for a loan or walking in with the cash in my hand. A home is the most amount of money you will probably ever spend in your life, so it should … (3 comments)

Total Single Family Homes that sold in December 2010 were 206 compared to 254 in December of 2009.
However, year to date there were 2,671 homes that sold compared to 2,605 homes that sold in 2009.
This is an increase of 2.53% and good news for the local market.
CONDOS FOR SALE

Year to Date 1,017 condos have sold in Panama City Beach.  This is a 2.77% drop over 2009 condo sales.

This month in Panama City Beach, FL there are 1,110 condos avaiilable for sale.  Wow, that is a lot of inventory.  Of these the lowest priced condo is $37,900 for 480 square foot of space and the highest price condo in Panama City Beach today is $1,400,000.
Of these 1,110 condos for sale there are 738 of them that are directly on the Gulf of Mexico.  The lowest priced Gulf Front condo is $62,000 and the highest priced condo is $1,400,000.

A colorless, odorless, naturally occurring gas produced from the decay of natural radioactive minerals in the ground.  Radon is a carcinogen responsible for thousands of lung cancer deaths each year.  Presence in a building is measured as picocuries per liter of air (pCi?L).  The EPA suggested action level is 4, and levels above this have been found in homes and buildings in most every state and territory.

Number of active home listings in Watercolor today are:  88
Number of listings that sold in the last 30 days are:  5
Number that sold (5) x 12 months = 60
60 divided by 52 weeks a year = 1.15 units per week
Watercolor still has a 76 week supply of inventory.     Still a very strong buyer's market.

inc: Lunch at the Beach doesn't get any better - 10/16/10 03:35 AM

I am sitting having lunch at the Santa Rosa Beach Club off of Hwy. 30A in Santa Rosa Beach, FL.  It is located in Walton County.  No wonder when I laid eyes on this place I knew exactly where I wanted to be for the rest of my life.  It just doesn't get any better.  I love it here. 
You should come for a visit too.  The Club is open to the public.  Many people hold weddings on the beach and use the club for their reception.  No wonder.  Can you say Heaven?
