According to the U.S. Census Bureau the Median home size in the U.S. in 2012 was 2,306 square feet of space and the number one biggest regret was not buying a bigger house.
My local market has 1,316 homes for sale that fit this category today.

Walton County Florida is located in the Panhandle and sits between Destin, FL and Panama City Beach, FL.
 
The report just came out today from September.
New Home Sales are up 18.73% for the year.
Condo and Townhome Sales are up 5.41% for the year.
Lot sales are down 14.57% for the year.
Total Foreclosures are down by 9.15% for the year.
New filings for Foreclosures are down by 35% for the year.
 
Inventory levels have dropped creating a new demand for new home builders and signs of activity can be seen everywhere.  Prices are up with inventory dropping.  … (0 comments)

Walton County Trend Report shows that we are way up in sales in this county.  Walton County is located in the Panhandle of Florida beginnning at the Alabama Line down to the Gulf of Mexico.
New Home sales were up 15 % in the month of May over last year and for the year to date figure new home sales are up a whopping 28% over 2012 figures.
Resale of Single Family Homes were up 32% over May of last year and for the year up 13%.

My, My, My........Construction is everywhere in Destin, FL.  Signs of a rebuilding and strong economy abound.
Foreclosures and Lis Pendens are way down and inventory is disappearing.
280 Total Single Family Homes sold in March in Okaloosa County.  This is up almost 20% over same period last year.
110 Condos were purchased in the month of March. 
65 Residential Lots purchased in the month of March.
New Average Days on Market is now 197.
Destin Average Sales Price for all Residential is now at $437,530

South Walton County has the following ordinance on the books concerning fireworks at the beach.  Fireworks desplays south of the Choctawhatchee Bay shall require a permit from thw South Walton Fire Department (SWFD), and may only be issued to a person or company maintaining a valid, current Bureau of Alcohol, Tobacco and Firearms Explosive (BATFE) license.  At a minimum this shall be a Low Explosive License.

A lot of people ask if they can ride their horse on the beaches of S. Walton and the answer is no. 
More people ask if they can have their dog at the beach and the answer is, it depends.
Section 22-31 of the South Walton Ordinances state the following:
(a) No person owning or having charge, care, custody or control of any horse shall cause, permit or allo the animal onto or upon any public beaches in the county.
(b) All dogs shall be prohibited from public beaches in Walton County except:

Home builders release forecast for 2013 LAS VEGAS – Jan. 23, 2013 – The housing upturn that took root last year is expected to pick up momentum in 2013, but headwinds along a number of fronts could impede the pace of the recovery, according to economists at the International Builders’ Show in Las Vegas this week. “Nearly every measure of housing market strength – sales, starts, prices, permits and builder confidence – has been trending upward in recent months and we expect to see gradual but steady growth along these lines in 2013,” said NAHB Chief Economist David Crowe.

Here in the Panhandle there are signs of new construction everywhere.  Walton County had an 88% jump in the new home sales category.  Once again mostly prompted by builders buying up distressed residential lots and building new at very affordable and reasonable prices this close to the beach.
Lot sales were up almost 74% for the year over last year contributing to this growth.
The only category seemingly going down right now are condo sales.  Down overall almost 17%.  Financing for a condo is much more difficult than in days gone by.

Walton County Florida Sales Report is out for August.  Thank goodness it was just not me that felt the drop in sales activity.  The entire area had a slight drop over July figures.  This can sometimes be attributed to the fact that parents are busy wrapping up the summer and getting their children prepared for school.
Let's take a look at the numbers:
Total Single Family Home Sales gained slightly in August by almost 20% over same period last year.

Resale of Detached Single Family homes remain stagnant. Why buy used when you can buy new for less and get a home warranty?

In my targeted sales area, there were 395 sales in the month of July.  The average sales price was $368,829 and the average price per square foot was $179.35 per square foot.  On average listings are staying on the market 190 days.
School is right around the corner and with kids and parents all rushing to end their summer vacations, sales generally slow a bit in the month of August and will pick up again in September.
We have had a lot of rain in the Panhandle this year.  We are no longer in a drought.

While lot sales soared in the month of June, it is mainly due to DR Horton buying failed subdivisions that are just hitting the market as distressed properties.  DR just closed on 68 lots in Cypress Breeze Planatation.  Talk about a great place to build.  They will be soon selling homes in there from the low $200,000 to the mid $300,000 and it is only a mile to the beaches of S. Okay, between trying to stay fit, dressing professionally, and keeping my car clean daily, we are all beautiful, right?

So how do we do it?  It becomes harder when we age.  I recently found a new app on my iPhone 4S called My Fitness Pal.  I love this app.  It tracks how many calories I eat each day and how many calories I burn each day during exercise all with the end goal of losing weight and looking more beautiful.  It works !  I set a goal to lose a pound a week and this week I lost … (2 comments)

What is going on in Walton County Florida? 
Let's take a look.  May experienced a jump in Single Family Homes sales.  Up 19% for the year and 14% over May of 2011.  Lower interest rates and affordable homes are making a difference.
Condo and Townhome sales were only up slighty by 9.28% for the month of May and down overall slightly for the year by -.44%.  Condo and townhome loans are more difficult to obtain.  You must have excellent credit and at least 25-30% cash down.  On top of that, the condo association cannot have more than 15% deliquencies of non-paying … (1 comments)

DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.

Total Number of Single Family Homes that have sold in the month of April were 193.  Sales have been brisk.  Out of the 193 homes that have sold, 130 of them were new.  This means that we see a lot of construction activity again and the market is recovering nicely putting a lot of folks back to work.
