The condo market in Florida is hot, hot, hot!
Foreclosures along the coastline are everywhere. What's going on with this? First there are multiple offers back in the market again. People are competing with others with their bids on these units. I have run into this five times over the last six days. Who walks away with the condo? Usually, a cash buyer with a quick close.

Yesterday I attended a rally in support of the new F35's coming to our area in Okaloosa County. I signed the billboard that will be placed in Okaloosa County. Not that anyone will see my signature, but to show support of our military families coming into the area. This will be a great boost to our economy here. I took some photos while there. Enjoy them.

Today I had the opportunity to go to our monthly Women's Council of Realtors meeting. We got to hear all about Green building. It is so exciting to know that a home can actually be built to withstand 200 mile per hour winds and earthquakes or fires. Never knew this until today. Scenario below.
2005 buy a house for $200,000 and a 100% loan. House is now worth only $150,000.
Monthly payment is $2,000 PITI. Income is good $7,000 a month. Credit is good.
A fake lease is drawn up by owners showing they have a renter in the home for $2,000 a month. Banks used to loan up to 75% of the rental income as consideration as a credit and not a debit.

After 3 days of being with 3 different sets of buyers this past weekend, I can only tell you that I am learning the market so well. The more you know the inventory the better. I worked with a house buyer on Friday, a condo buyer on Saturday, and another home buyer on Sunday. Nothing on paper yet, but they will. They each had to go back home think about the options, talk with their lenders (which are closed today) and then move ahead from there. The market is definately showing good signs of picking up. Two Destin Plastic Surgeons were recently selected for a new breast implant study. Dr. Ennis and Dr. Burden from the Destin Plastic Surgery Center located off of Hwy. 98 in Destin were selected for the study. They will be along side Dr. 90120.
