lifeguard: Can I ride my horse on the beach? Can I walk my dog? - 01/31/13 09:56 PM
A lot of people ask if they can ride their horse on the beaches of S. Walton and the answer is no.
More people ask if they can have their dog at the beach and the answer is, it depends.
Section 22-31 of the South Walton Ordinances state the following:
(a) No person owning or having charge, care, custody or control of any horse shall cause, permit or allo the animal onto or upon any public beaches in the county.
(b) All dogs shall be prohibited from public beaches in Walton County except:

lifeguard: Took a Dip in August - 09/12/12 11:57 PM
Walton County Florida Sales Report is out for August.  Thank goodness it was just not me that felt the drop in sales activity.  The entire area had a slight drop over July figures.  This can sometimes be attributed to the fact that parents are busy wrapping up the summer and getting their children prepared for school.
Let's take a look at the numbers:
Total Single Family Home Sales gained slightly in August by almost 20% over same period last year.
However, Condo Sales were way off the mark.  They were down 15% from the month of July and down over 20% … (0 comments)

lifeguard: DR Horton Reduces Incentives - 06/04/12 12:11 AM
DR Horton is one of America‘s largest home builders. They are in my local market building a lot of new homes. They have taken over defaulting neighborhoods and making them whole again. Up until June 1st, they were paying up to $7,500 in buyer‘s closing costs for most communities. Now they have reduced this amount to just $4,000. The prices of their homes also are going up by about 1-2% per month as they are having a difficult time in keeping up with inventory demands.
They used to also allow a buyer to use a local approved mortgage company who was … (0 comments)

lifeguard: 1031 Tax Exchange -- Turning Rental into Primary - 05/16/12 10:25 PM

1031 Exchange – Converting your Rental into a Primary Residence

Under the normal Internal Revenue Service, or IRS, code regulations you are required to pay capital gains taxes when you sell a property and realize a profit. Although the rate at which capital gains are taxed fluctuates, it is typically rather high given federal, possibly state capital gains and recaptured depreciation taxes. This tax can quickly eat away at the gain you realized on the sale of an investment. One option that allows you to defer the payment of capital gains taxes is to enter into a … (1 comments)

lifeguard: I've lost my MOJO - 11/29/11 01:57 AM
I have lost my MOJO.  Not in real estate, but volunteerism.  I have been a student and champion of my chosen field since 2003.  I have fully dedicated myself to helping others, volunteering for projects, special events, fund raising, you name it.  I am just tired.  I can't remember how many times I have had to rearrange a client appointment just to make time for a meeting or other event.  Well, my 2012 business plan has cut way back on these moments in my business that are not making me any money.  I find that many don't even appreciate all that … (4 comments)

lifeguard: How I got my Life Back ! - 08/14/11 03:08 AM
I killed Facebook.  I feel so liberated.  I got my life back.  I found I was spending as much as 2 hours a day of precious business time doing really silly stuff.  Not only do I feel liberated, but I can now concentrate on more face to face activities to build my business.
It isn't easy killing off your Facebook account.  You can easily deactivate it which is what I did.  I don't feel like deleting every post and photo that I have ever posted.  Can you imagine how time consuming that would be?  So I am a deactivated user.  Facebook … (8 comments)

lifeguard: Getting to the Closing Table - 08/14/11 02:59 AM
Over the last few months getting buyers and sellers to the closing table has gotten harder.  It is almost as bad as watching our current fiascal in Washington between both parties.  Too stubborn to play nice.  Things that used to be considered simple have taken on a new tone of their own.  Buyers who make uncompromising demands and sellers who can't meet deadlines.  I am not sure why it has gotten worse over the past few months in comparison to other months or years gone by, but it has.
It is time for it to STOP.  STOP IT RIGHT NOW.  Whatever … (3 comments)

lifeguard: Economy Affecting my Business - 08/09/11 12:59 AM

Thanks Kelly. After discussing with my wife, we are going to hold off for now. We have a new infant and would not be able to use a beach house now.

We are still hoping to find something but a bit skittish about the current market. Probably won't do anything until we see how this all … (9 comments)

lifeguard: Blue Mountain Beach - 08/05/11 01:03 AM

This view could be your view if you lived in Blue Mountain Beach.  Blue Mountain Beach is located in Santa Rosa Beach, FL 32459.  On this same road there are homes built in 1950 out of cinderblock that have withstood the tests of time and then there are brand new homes built out of ICF or Insulated Concrete Foam.  The newest house on Blue Mountain Rd is x-Governor and Fox News Reporter Mike Huckabee who calls this area home.  More likely to run into on this road are some of the area's most interesting locals.
