Every MLS has a map that divides the larger geographical area into Main and SubAreas for means of searching for a property.  Let's take Area 17 where I live which is in Santa Rosa Beach, FL and more commonly known as areas like Dune Allen, Gulf Place, Blue Mountain Beach, and Grayton Beach.  I looked this morning being bored as the rain and lightning passed through and found out we only have 94 condos for sale in this area as of this morning.  Then I ran the calculation for absorption rate and found out that Area 17 has a 12 month … (0 comments)

Spring Break brought a ton of visitors to the area.  Spring Break weekend of March 19th was 100% occupancy at the beach.  The clubs and restaurants, the grocery stores and WalMart were all over capacity with people and running low on supplies.  Traffic was nearly at a stand still on Front Beach Rd. as I tried to show Gulf Front Condos.  I went about 3 miles in 1 hour and was entertained along the way.  Why so busy?  Spring Breakers love Panama City Beach and why not?  Our beautiful white sandy beaches are among the best in the world.  The temperatures … (2 comments)

The Adagio Complex is located at the curve in Blue Mountain Beach along the beautiful scenic 30A corridor.  This is one of the area's highest elevations above sea level along this route.

Seaside currently has 30 Active listings.  Only 2 sales in the month of February.  With this type of inventory and sales ration, it will take 65 weeks to exhaust the total inventory in Seaside.
There are a lot of pedestrian walkovers in the Seaside Area and it is extra busy during this time of year.  If in the area, please know that the pedestrians have the right away and move slowly through this area.

Watercolor is an upscale community located off of Hwy. 30A in Santa Rosa Beach, FL.  It has been rated as the number one family vacation spot for a number of years by many different sources.  It is no wonder.  It is absolutely the beautiful.
Currently there are 86 active listings in Watercolor.  In February there were 7 sales.  Figuring out the absorption rate of what is there and how long it would take to totally absorb the other 86 homes of inventory, there are 53 weeks of inventory left.  That is just one week over a year's worth.  If there were … (0 comments)

lifeguard: Panama City Beach February Gulf Front Condo Report - 03/10/11 02:08 AM
I just looked at how many Gulf Front condos are for sale today in Panama City Beach, FL.
I found out that there are 708 of them.  In the month of February there were 67 sales completed for the month. 
I figured how many weeks of inventory we still have on the market and although the number is large at 45 weeks of inventory, it is a whole lot less than last year at this time.
My guess is that all of the fence sitters better get a move on.  Condo prices are still relatively low matching those prices from April … (1 comments)

Total Single Family Home Sales are up 40.23% over same year-to-date period over 2010
Total Condos and Townhomes Sales are up 26.09% over same year-to-date period over 2010
Total Mobile Home Sales are down 16.67% over same year-to-date period over 2010
Total Residential Lot Sales are way up over same period as last year.  264% up !
Foreclosure filings are down.

Residential Lots
Residential lot sales were up 138.46% over same year-to-date period as compared to 2010.
Total sales are up in Okaloosa County by 37.87% in all categories

There are 43 listings that are either pending, contingent or already sold in Watercolor in the last six months.  Watercolor is located off of Hwy. 30A in Santa Rosa Beach and is one of the most popular neighborhoods along the 30A corridor.

118 Homes Sold in Jan. 2011 compared to 100 in Janaury 2010.
Total Condo and Townhome Sales  were up 21% for the month of January.
73 Condos and Townhomes sold in Jan. 2011 compared to 60 in Jan. 2010.
Residential Lots are down 25% for the month of January.
97 Lots Sold in Jan. 2011 compared to 131 in January 2010.
Taxes remain to be low in Walton, County were you can figure .0096% of the sales price is a good estimate of our real estate taxes.
