According to the U.S. Census Bureau the Median home size in the U.S. in 2012 was 2,306 square feet of space and the number one biggest regret was not buying a bigger house.
My local market has 1,316 homes for sale that fit this category today.

A lot of people ask if they can ride their horse on the beaches of S. Walton and the answer is no. 
More people ask if they can have their dog at the beach and the answer is, it depends.
Section 22-31 of the South Walton Ordinances state the following:
(a) No person owning or having charge, care, custody or control of any horse shall cause, permit or allo the animal onto or upon any public beaches in the county.
(b) All dogs shall be prohibited from public beaches in Walton County except:

Here in the Panhandle there are signs of new construction everywhere.  Walton County had an 88% jump in the new home sales category.  Once again mostly prompted by builders buying up distressed residential lots and building new at very affordable and reasonable prices this close to the beach.
Lot sales were up almost 74% for the year over last year contributing to this growth.
The only category seemingly going down right now are condo sales.  Down overall almost 17%.  Financing for a condo is much more difficult than in days gone by.

Over the last few months getting buyers and sellers to the closing table has gotten harder.  It is almost as bad as watching our current fiascal in Washington between both parties.  Too stubborn to play nice.  Things that used to be considered simple have taken on a new tone of their own.  Buyers who make uncompromising demands and sellers who can't meet deadlines.  I am not sure why it has gotten worse over the past few months in comparison to other months or years gone by, but it has.

Okaloosa County -- 24 Miles of White Sugar Shoreline.  Destin, Florida considered the luckiest fishing village in Florida.  Award winning beaches.
263 Homes sold in Okaloossa County in the month of March.  This is an increase of 15% over same period last year.  Year to date totals show that there have been 646 home sales in the county which is a year to date increase of 21%.  Home sales are brisk with the increased presence of our military men and woman relocating to our area at Eglin Airforce Base and Hurlburt Field.

real estate: Panama City Beach February Gulf Front Condo Report - 03/10/11 02:08 AM
I just looked at how many Gulf Front condos are for sale today in Panama City Beach, FL.
I found out that there are 708 of them.  In the month of February there were 67 sales completed for the month. 
I figured how many weeks of inventory we still have on the market and although the number is large at 45 weeks of inventory, it is a whole lot less than last year at this time.
My guess is that all of the fence sitters better get a move on.  Condo prices are still relatively low matching those prices from April … (1 comments)

In general in your State do the listing agents split fairly, meaning 50/50 with the selling agent or buyer's representative.  Who do you think works harder for the sale?
Have you ever had an agent tell you that it is the company policy where they work?  Do you think they are really an independent contractor if so or an employee?  Uhmmmmmm......

A closing that was supposed to happen, didn't.  Along the beach areas of Destin, Florida there are several neighborhoods that are in a Cobra Zone. Cobra Zones are insurance zones where the Federal Government will deny flood insurance to home or commercial owners.  Flood Insurance is available but only through insurance companies like Lloyds of London and at a high cost.  The deal that went south recently had a yearly flood insurance cost of $30,000 per year.  That was enough to make this buyer walk.  I am now unsure how this bank owned property will ever sell.  Of course a cash buyer … (6 comments)

Mixed Use is the use of real property for more than one use, such as a condominium building that has residential and commercial units both.  It could combine retail, office and residential, or industrial, office and residential.

Facebook is being used more and more for thieves to know when you are away.  Be careful posting where you are at any exact moment in time.  If you want to share where you've been and what you've been up to, it is best to do it on a day other than the actual day.  Don't make it easy to be a target by criminals.
Don't share all of your laundry either.  Keeping things private can go along way with safety of you, your home, and your family.

Referral Survey
1)  What percentage of your business are you now getting through referrals?
2)  What percentage of your business would you realistically like to get through referrals?
3) What is the most effective method that you are currently using to generate referrals?
Here is what I found out.
The most effective method of generating referrals was though a networking group.  Second most effective was asking for a referral verbally.  Yes, just asking for it.  3rd most effective is asking for it in writing.

I have been fighting my first cold of the season.  My ears ache, my throat is so sore it hurts to talk, and my body in general is just yucky.  I have not been sick in a very, very long time and I am known for being always on my game and always up and positive.  A client called and wants to see a home this afternoon.  I told him I just couldn't today.  It is the first time I have said no in a long time.  However, I would probably make them ill too if I hung out with them … (4 comments)
